In respect of application (Fonn 1, Application for Consent, Sul:xnission No.
Bll/73) by Henry T. Piebrock, 5 Blyth\«Jod Crescent, Toronto 315, Ontario,
for consent to a conveyance re: part of I.Dt ll, Concession #3, Town of Aurora
(Fonnerly Tamship of Whitchurch) as described in the application, the Conmittee
of Adjustment, Town of Aurora, has this day issued the following Decisions.
DECISIOO: "THAT tentative approval is granted to this application and the
Ccmnittee of Adjustment, Town of Aurora, is prepared to mssue
a final order consenting to the conveyance as set out in the
application upon canpliance with COODITIONS OF CONSENT as
follows."
COODITIONS OF CONSENT:
(1) THAT all deeds, when prepared, be subnitted to. the Secretary-Treasurer,
Conmittee of Adjustment, Town of Aurora for endorsanent.
(2) THAT strip of land 32 feet wide across the 3rd. Concession (Leslie
Street) frontage of the subject property be deeded to the Regional
Municipality of York for future road widening purposes and the Regional
Municipality of York be provided with a good, rrarketable title in fee
simple free fran encumbrances for same.
(3) THAT the applica.ilt supply the Ccmnittee of Adjustment, Town of Aurora,
with a letter from the York Regional Plumbing Depa:rbllent indicating
that the plumbing alterations as specified in the letter of August
8, 1973 from the Director of Environmental Health, Regional Municipality
of York to the Conmittee, has been corrpleted.
(4) THAT a lot levy of $ 700.00 be paid to the Treasurer, Municipality of
the Town of Aurora before final consent is given.
Reasons for the Decision:
(1) There were no objections either written or verbal to the granting of
the consent.
(2) The proposed use of the subject land does not differ fran its present
use which confonns to the existing By-Laws.

B5/73) by W. G. Robbins, R. R. #1, Agincourt, Ontario for consent to a
conveyance re: west half of lot 18 & part of west half of lot 17,
Concession #3, Town of Aurora (fo:rmerly Township of Whitchurch) as
described in the application, the Comnittee of Adjustment, 'Ibwn of Aurora<,
has this day issued the following Decision.
DECISION: "THAT tentative approval is granted to this application and
the Comnittee of Adjustment, Town of Aurora, is prepared to
issue a final order consenting to the conveyance as set out
in the application upon compliance with <XlNDITIONS OF <XlNSENT
as follows."
OJNDITIONS OF CONSENT:
(1) THAT all deEids, when prepared, be sul:mitted to the Secretary-'rreasurer,
Corrmittee of Mjustment, Town of Aurora for endorsement.
(2) THAT a lot levy in the arrount of $700.00 be paid to the Treasurer of
Municipality of the Town of Aurora before final consent is given.

of York be provided with a good rrarketable title in fee simple from
encumbrances.

(2) The Oammittee feels that the application represents a logical
disposition of the subject land.

Mayor Buck presented a Report of Council in Ccmnittee ii:n which the Carrmittee
respectfully sul:mitted the following:
A meeting of Council in Ccmnittee was held in the Council Chambers on
Jl.bnday, Septanber 24th. 1973 at 8:00 P.M.
Present: Mayor Evelyn Buck
Councillors: E. Henderson; P. Miller; R. Sirmons; N. Stewart;
G. Timpson; w. Trent.
1. Works Building Specifications;
The Corrmittee rev1ewed the specl.fications of the proposed new Works Building
and ~ld recamnend that the plans be approved and that tenders be called.
2. FleW)' Park Lighting:
The Corrmittee considered this matter further and in view of the fact that
the lighting 'I\Ould not be utilized this season and whereas funds were not
provided in the 1973 budget for same, it is reccmnended that this matter
be completed in the way of specifications and considered early in the 1,974
Budget for installation prior to the time of the 1974 ball season.

3. Letters: 19-58 and 20-43: J. D. Reid re South Yonge St.Subdivision
The Comnittee cons1dered these matters and receJ.ved letter 19-58 as a
progress report of the subdivision and would agree with the recrnmendations
of J. D. Reid regarding the changes in the prop:>sal of townhouse servicing
on the private lands. The Corrmittee instructed the Town Engineer to complete
this propesal with the subdivider's Engineer, T. Won Ltd.
4. Letter: 20-18 -Industrial Waste By-Law.
The Comnittee consJ.dered the report of the meeting held on June 21st. 1973
at which time representatives of all Town industry were present and the
provisions of the Industrial Waste By-law, which has received two readings
by the Aurora Council was discussed. In view of the approval of the
expansion of the Town Sewage T!!:eatrnent Plant and the requirements that our
present effluent meet an acceptable standard, that a time of plant expansion
is recCl!llreilded that the Industrial Waste By-law as has been prepared, be
presented to Council at its' meeting to be held on October lst.l973 for
third reading.
5. New Sewage Treatment Facilities and increased cost of operation:
The Ccm:nittee considered letter 20-21 by J. D. Reid and Associates and
would reccmnend that J. D. Reid work together with the Clerk-Administrator
in attempting to establish a rrore equitable method of levying the proper
arrount to cover the new cost of sewage operation facilities in the Town
of Aurora for Industrial, CcmnerciaJ: •. and Household use. Council to
receive a further rep:>rt on this matter.
6. W~y-orsi Easement, swrm Sewer -Registered Plan Ml457. External
Easement for Ashton Dene SUbdivision:
The Comnittee consJ.dered thl.s matter ana the letter from W~y Hanes Ltd.
18-47, which states that they have failed to cane up with any agreement
with Mr. Orsi on increasing the size of the easement from 20 ft. in width
to 30 ft. in width as has been requested by the Council in 1972.
The Ccmnittee considered this matter and further comments by the Engineer
Mr. J. D. Reid and would recommend that Council advise W~ Hames Ltd.
that they will accept a 20ft. easement provided all the conditions are
met and that w~ Hames Ltd. be so advised.
7. Bancora Developnents Ltd. -N/W Corner Yonge St. and Orchard Heights
Blvd. Letters 19-13, 20-24 and 2o-4 ;;
The Corrmittee considered this matter and would recommend that the Planning
and Developneilt Cormlittee review the site-plan submitted and make further
comments back to Council.
8. Rayel Construction Co. Ltd. -Wellington St. W. & McDOnald Drive
The Ccmnittee consJ.dered thl.S matter ana agreed Wl.th the preVl.OUS decision
of Council that Council in carrnittee should meet with the Developer and/or
principals to discuss their prop:>sed plan of developnent and in this regard
has suggested the date of Wednesday, October lOth. 1973 as a proposed meeting
date.
9. Solandt Cormlission -Letter 20-15
The Comnittee cons1dered the prop:>sed route recommended by Mr. Bruce Howlett
~} and would express by letter to the Solandt Ccmnission, Council's approval on the
choice of the proposed southern route.

10. Government Committee on re-structuring Public Utilities:
The Carrrnittee considered the letter dated Spetember lOth, 1973 frcm the
Government Cormnittee on re-structuring Public utilities and ~tlld
reccmnend that the Clerk reply to same in accordance with Council's
previous recornmendatins and that reference be made to the method of
selection of Hydro Commissioners by election and further that one member
of the Municipality should be an elected representative as it presently
is structured.
ll. Bell Canada -Amended Application B {or increased rates:
The Ccmnittee discussed this matter and decided to take no action at
this time.
12. Regional Goals and Objectives:
The COllmittee considered Letter 19-52 requesting fo:rmal carrments, if any,
and the Committee, at this point, did not decide to take any fonnal
action.
13. Sooth Lake Simcoe Conservation Authority:
The Committee considered Letter 19-53 and in addition to the previous
discussions of 1974 Budget Estimates for the Aurora area that the
Conservation Authority consider property acquisitions which can be detailed
by letter under separate cover.
14. Letter 20-22 -Recornnended Tree Planting for the 1973 Fall Planting
Program
The COllmittee considered this ccrnnunication and Council would recomnend this
listing, as revised by Nonn Weller to in.Clude further plantings in the
Edward Street area.
15. Orsi Ccmnercial Building
Counc~l m COllmittee discussed this matter and the ccmnents that the Building
Inspector has now been presented with the proper set of drawings and ~uld
reccmnend that the Building Inspector proceed, based on the normal procedure
in processing a Building Pennit if the application complies with the
Zoning By-law and the National Building Code (Aurora Building .By-law) •
