UNFINISHED BUSINESS

HARRISON AVE,

INDUSTRY ST,
REPORT FROM
PLAJ\fNING BOARD
-15-April 20th. 1964,
Deputy-Reeve Mrs, Moffaif asked if there was
any further information on the •se-wer condition
complained of by Mr. Rose, Councillor Patrick
replied that it is being checked and the
same condition existed last year, and Mr, Brown-
ing will make an appointment with 1~. Rose,
CoQ~cillor Child, Chairman of Planning
Committee read a letter in reply to Council's
request for a report on Mr, Sorbara's
application to re-zone Industry Street for
residential purposes,
This will acknowledge your request by letter
with enclosure of drawings of April 7th in the
above mo. i:'t~r.
At a special meeting of the Board on April 15th
Mr. Sorbara' s request and covering drawings
were studied, Having regard to present and
probable future circumstances, the concenus of
the discussion resulted in the recording of the
following minute:
REF: The request from Council (their letter of
April 7th, ) to study and report on the rezoning
of Industry Street as asked by Mr, s. Sorbara,
the Board felt that the request should be
refused, The Major factors influencing this
decision were:-
(a) Segregation of Industry is a basic tenet
held to be extremely important in Urban planning
The area in question (approx. 10.1 ac) is
suitable for warehousing and small industry and
has been zoned as "Industrial" in the existing
official plan since the registered date of that
plan.
(b) The area involved is unsuitable for resid-
ential development and the loc tion value of the
property for such purposes would depreciate
with the growth of the Town.
(c) The housing plans submitted seem to
recognize the foregoing view, for it would
appear that the assessment appraisal would be
less than the average residential assessment
now existing in Aurora,
