BEING A BY-LAW to amend
Zoning By-Jaw No. 2213-78, as
amended (65 Wellington Street
East).
WHEREAS section 34 of the Planning Act, R.S.O. 1990, c.P.13, as amended,
provides that the councils of local municipalities may pass zoning by-laws;
AND WHEREAS the Council of The Corporation of the Town of Aurora enacted By-
law 2213-78, including amendments thereto (hereinafter the "Zoning By-law");
AND WHEREAS the Council of The Corporation of the Town of Aurora deems it
necessary and expedient to further amend the Zoning By-law 2213-78;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF
AURORA HEREBY ENACTS AS FOLLOWS:
1. THAT the Zoning By-law be and is hereby amended to replace the "Special
Mixed Density Residential (R5) Zone" zoning category applying to the lands
shown in hatching on Schedule "A" attached hereto and forming part of this
By-law with "Special Mixed Density Residential (R5-34) Exception Zone".
2. THAT the Zoning By-law be and is hereby amended to add the following:

SPECIAL MIXED DENSITY RESIDENTIAL (RS-34)
EXCEPTION ZONE
Uses Permitted
-The first floor of the existing building on the lands zoned R5-
34 on Schedule "A" may be used for a business and
professional offices.
-The second floor shall only be used for one residential
apartment dwelling unit.
Parking
Notwithstanding the provisions of Section 6.26, the minimum
manoeuvring space for 90 degree parking stalls shall be a
minimum of 7.0 metres.
Ingress and Egress
Notwithstanding the provisions of Section 6.27.8, the minimum
ingress and egress shall be 3.35 metres.
Buffering
Notwithstanding the provisions of Section 6.31, the minimum
interior side yard buffer strip along the eastern limit of the
property from the front lot line running south. for a distance of 22
metres shall be 0.0 metres.

3. THAT the provisions of this By-law shall come into force and take effect upon
third reading subject to compliance with the provisions of the Planning Act,
R.S.O. 1990, c.P.13, as amended.

Explanatory Note
Re: Zoning By-law No. 5155-09
By-law Number 5155-09 has the following purpose and effect:
To amend By-law 2213-78, as amended; the Zoning By-law in effect in the Town of
Aurora, to rezone the subject lands from "Special Mixed Density Residential (R5)
Zone" to "Special Mixed Density Residential (R5-34) Exception Zone".
The rezoning will permit the existing building on the lands to be used for a business
and professional office use on the main floor of the existing building and permit
reductions in standard vehicle manoeuvring provisions, ingress and egress width,
and buffer requirements.
