BEING A BY-LAW to amend By-
law No. 2213-78, as amended,
being the Zoning By-law of the
Town of Aurora.

WHEREAS Section 34 of the Planning Act, R.S.O. 1990, c.P.13, as amended
provides that the Council of a local Municipality may pass a Zoning By-law;
AND WHEREAS the Council of the Corporation of the Town of Aurora enacted by-
law 2213-78 being the Zoning By-law, as amended;
AND WHEREAS the Council of the Corporation of the Town of Aurora deems it
advisable to further amend By-law 2213-78, as amended;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN
OF AURORA HEREBY ENACTS AS FOLLOWS:
1. THAT the zoning category applying to the lands shown in hatching on
Schedule "A" attached hereto and forming part of this By-law, is hereby
amended from "Restricted Industrial (M1-A) Exception Zone" to
"Restricted Industrial (M1-15) Exception Zone".
2. THAT the following be added as Section 25.4.17 "Restricted Industrial
(M1-15) Exception Zone".
25.4.17 "RESTRICTED INDUSTRIAL (M1-15) EXCEPTION ZONE"

25.4.17.1 Uses Permitted
warehouses and industrial uses including food
processing establishments, light metal products
plants and printing establishments, contractors yard,
lumber yard, machine or welding shop, plumbing
shop, saw or planing mill, or sheet metal shop,
however not including any obnoxious uses
ancillary retail in accordance with the provisions of
Section 6.50
commercial self storage facilities
data processing centres
fitness centres, recreation centres and private clubs
provided that no part of the building in which such
uses are located is used for any commercial self-
storage facility, warehouse or industrial use
repair shops, light
research labs
trade schools
business and professional offices, excluding medical
retail store, to a maximum of 49% of the gross floor
area
a dwelling unit above the first storey.
25.4.17.2 Zone Requirements
25.4.17 .2.1 Lot Specifications
In accordance with Section 25.2.1 with the exception of the
following:
Lot area (minimum):
-Buildings up to 10 metres in height 1015 square metres
25.4.17 .2.2 Siting Specifications
In accordance with Section 25.2.2 with the exception of the
following:
Front Yard (minimum):
Front Yard (minimum to porch and steps)
Interior Side Yard (minimum):
2.6 metres
0.5 metres
2.5 metres
25.4.17.2.3 Building Specifications
In accordance with Section 25.2.3.
25.4.17.3 Outside Storage
In accordance with Section 25.3
25.4.17.4 Detached Garage:
The existing detached garage shall only be permitted as an
accessory building and shall only be used for storage.
25.4.17.5 Notwithstanding Section 6.31.2(ii), the minimum grassed strip
shall be 1.0 metre. All other provisions of Section 6.31 shall
apply.
25.4.17.6 Notwithstanding Section 6.26, the minimum required
manoeuvring space shall be 7.3 metres.
25.4.17.7 Notwithstanding Section 6.27.8(a) the m1n1mum required
ingress and egress driveway width shall be 2.5 metres.
3. THAT no part of this By-law will come into force until the provisions of the
Planning Act have been compiled with, but subject to such provisions the
By-law will take effect from the day of passing thereof.

Explanatory Note
Re: Zoning By-law No. 5077-08.0
By-law Number 5077-08.0 has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, from
"Restricted Industrial (M1-A) Exception Zone" to "Restricted Industrial (M1-15)
Exception Zone". The subject zoning amendment will permit the conversion of
the existing structure for the purposes of business and professional office uses
(excluding medical offices); retail uses (to a maximum of49%) and a dwelling above
the first storey.
