BEING A BY-LAW to amend By-
law No. 2213-78, as amended,
being the Zoning By-law of the
Town of Aurora.

WHEREAS Section 34 of the Planning Act, R.S.O. 1990, c.P.13, as amended provides
that the Council of a local Municipality may pass a Zoning By-law;
AND WHEREAS the Council of the Corporation of the Town of Aurora enacted by-law
2213-78 being the Zoning By-law, as amended;
AND WHEREAS the Council of the Corporation of the Town of Aurora deems it
advisable to further amend By-law 2213-78, as amended;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF
AURORA ENACTS AS FOLLOWS:
1. THAT the zoning category applying to the lands shown in hatching on Schedule
"A" attached hereto and forming part of this By-law, is hereby amended from
"Special Mixed Density Residential (R5) Zone" to "Special Mixed Density
Residential (RS-32) Exception Zone".
2. THAT the following be added as Section 14.3.32 "Special Mixed Density
Residential (RS-32) Exception Zone".
Section 14.3.32 SPECIAL MIXED DENSITY RESIDENTIAL (RS-32)
EXCEPTION ZONE

The existing building on the lands zoned RS-32 as shown on Schedule "B"
attached hereto may be used for business and professional offices, excluding
medical.
Notwithstanding the provisions of Section 6.26, the minimum required
manoeuvring space standard shall be 7.0 metres (22.97 ft) in accordance with
Schedule "B" attached hereto.
Notwithstanding the provisions of Section 6.31, the minimum interior buffer strip
shall be nil along the western property limit from the front lot line running south
for a distance of 21.74 metres (71.33 ft) in accordance with Schedule "B"
attached hereto.
The existing porch on the lands may encroach into the interior side yard buffer
strip on the eastern property line in accordance with Schedule "B" attached
hereto.
3. THAT the provisions of this By-law shall come into force and be effective upon
final passage thereof.
READ A FIRST AND SECOND TIME THIS 151h DAY OF JULY 2008.
READ A THIRD TIME AND FINALLY PASSED THIS 15TH DAY OF JULY 2008.

Explanatory Note
Re: Zoning By-law No. 5046-08.0
By-law Number 5046-08.D has the following purpose and effect:
To amend By-law 2213-78, as amended; the Zoning By-law in effect in the Town of
Aurora, to rezone the subject lands from "Special Mixed Density Residential (R5) Zone"
to "Special Mixed Density Residential (R5-32) Exception Zone".
The new R5-32 zone permits the existing building on the subject property to be used for
a business and professional office use, excluding medical. Furthermore, the by-law
amendment requires that the minimum required manoeuvring space standard,
minimum interior buffer strip along the western property limit and existing porch
encroachment into the interior side yard buffer strip on the eastern property line be in
accordance with the attached Schedule "B".
