3. Victoria Hall - Scope of WorkVictoria Hall 27 Mosely Street Scope of Work: Victoria Hall is an existing, heritage designated building at the intersection of Victoria Street and Mosley Street in the Town of Aurora. The building was originally built as a small church, and is currently used as a community space with an open multi-purpose space, washrooms, and a small kitchenette. The Town would like to upgrade the building to restore the heritage characteristics and be ready for a future restaurant tenant. A new addition to the south will also be added to provide an accessible entrance with access to an exterior ramp and outdoor seating terrace. Site and Exterior Requirements: - Fibre services to be hooked up - Alectra to provide a new 400A, secondary underground service from our supply points existing single-phase pole-mounted transformer approximately 30m to west of the site to the customer’s meter base. Design and cost would also include the upgrade of the existing pole-mounted transformer to accommodate the customer’s expected demand load (kW). (+/- $35,000.00 to $45,000.00 (HST not included) plus $2,000 service credit.) - Existing gas service that connects to south-east corner of the building needs to be upgraded. The max gas load is 744MBH (exact kitchen gas units not selected so we went for max size). Cost could be anywhere above $50k. - Sanitary to remain - Domestic water to be 1.5” - Revised grading and work for concrete patio and ramp. Refer to plans for size and location. - Replace existing steps at north entry with new concrete steps and new railing. - Refer to Heritage Report for extend of exterior heritage work - Landscaping and planting upgrades and repairs to areas damaged during construction Structural Requirements: - Refer to existing structural drawings - New raised floor structure - New roof beams and framing around mechanical penetrations - New steel structure for the south addition shown, on concrete foundation Exterior Addition: - Refer to proposed plans for extent of 1-storey addition to the south side of the building. - Addition to include a new entrance, dining area, and mech/elec room - Assume masonry cladding, and curtainwall, with glazed door Interior Works: - Remove existing ceiling, wall finishes, and floor finishes - Expose existing vaulted wood roof structure. - Provide new wall finishes for exterior walls only - Provide new floor structure and flooring ready for tiles to be installed separately by tenant - Fixtures for water closets and sinks as shown on proposed plan, and plumbing connections - Rough-ins mechanical and electrical for tenant’s kitchen equipment, and fixtures - Tenant to separately provide flooring, interior walls and finishes, light fixtures, kitchen fixtures, millwork, etc. Mechanical: - There will still be one internal air handling unit providing HVAC into the space with air transfer to the open kitchen. Heating and cooling capacities previously estimated are most likely to be fine as we sized it for heavy cooling load (125 SF/Ton – typical Starbucks requirements), however the ventilation load is increased now because of the kitchen exhaust requirements. - Kitchen hood will be large (+/- 2,000cfm flow) where it will be following challenges: to fit the hood in place and find the best location for the kitchen exhaust fan. Fan could go on the roof or on the wall (side wall fan) – ideally roof towards Victoria St. - There will be dedicated exhaust fans for Dish Pit, mech room and washroom areas. Mach room can stay the same size for now (mechanically).
