Instructions for File Naming Convention for Portal Submissions
To ensure that all submitted materials are easily identifiable, please follow the naming convention
outlined below when uploading your files:
1.Format:
The file name should begin with the submission number, followed by a hyphen, and then the
title of the document.
Example: [Submission Number] - [Document Title]
2.No Special Characters:
Avoid including property addresses, special characters or roll numbers in the file name.
3.Example Filenames:
o 1 - Site Plan (indicates the first submission site plan)
o 2 – Grading Plan (indicates the second submission grading plan)
By following this format, we can ensure that your submission is properly categorized and easily

Forward
Prior to the submission of a Site Plan Application, applicants are required to pre-consult
with the Town of Aurora and a checklist will be provided to the Applicant, identifying
required materials to be submitted with the Site Plan Application Form (see section 3.1
of the Site Plan Guide for a description of this process). For all the required materials,
please provide one (1) paper copy and one (1) digital copy unless otherwise stated. Site
Plan Applications must be submitted via Town of Aurora Online Portal. Paper copies
must be submitted directly to the Planning Department.
Full compliance with the Ontario Building Code will be determined during the Building
Permit Application process. The completion of this checklist does not ensure the
proposed development will comply with the Town’s Zoning By-law or the Ontario Building
Code. The material submitted below will be used to provide building comments as part
of the future site plan application.

# Information Required
1.Zoning Information and Statistics
a)Provide existing and proposed zoning information in chart form
for site and adjacent property.
b)Specify total gross floor area, lot area, and lot frontage.
c)Show building setbacks from property lines (front, sides & rear).
d)Include lot coverage or floor area ratio.
e)Indicate building height and number of stories.
f)Provide floor area breakdown of individual uses.
g)Specify the number, size, and uses of units or suites.
h)Show landscaped strips and total landscape area as a
percentage of the site.
2.Site Plan Drawings
a)Provide a fully dimensioned site plan drawn to scale.
b)Show building dimensions and distances between buildings on
the property.
c)Specify the location of exterior doors, landings, steps, stairwells,
balconies, etc. with setback dimensions to the property lines.
d)Include parking layout, driveway/aisle widths, and maneuvering
dimensions.
e)Indicate parking space dimensions, disabled parking spaces*,
and visitor parking spaces.
f)Show barrier-free curb cuts**, access ramps, and walkways***.
g)Provide fire access route details, including location, dimensions,
setbacks to building entrances, Siamese connections, fire
hydrant locations, etc.
h)Include the location of loading spaces, dimensions,
manoeuvring areas, and vertical clearances.

i)Specify buffer/landscaping strips and garbage enclosure locations.
j)Provide floor plans showing the proposed uses of all spaces.
k)Include architectural elevations (all sides) with exterior building
materials and colors.
l)Include relevant information and data as required by the Ontario
Building Code Data Matrix.
3.Sign By-Law Submission Requirements
a)Indicate location and dimension of all existing and proposed
signs:
i.Wall Signs: fully dimensioned elevations of all building facades
with existing and proposed signs
ii.Ground Signs: fully dimensioned elevations of the sign including
height, width and vertical clearance

transformers, and exterior lighting.
