RECOMMENDATIONS
THAT Council accept the municipal services contained within Phase 1 of Registered
Plan 65M-3123 (Bayview-Vandorf Subdivision}, including the external water booster
pumping station; and
THAT the Director of Public Works be authorized to issue a Certificate of Acceptance
of Public Works for said services as required under Section 3.12 of the Subdivision
Agreement.
BACKGROUND
This subdivision was serviced under a Subdivision Agreement executed by the Town of
Aurora and 999556 Ontario Limited on November 1, 1996. The maintenance period, as
set out in the terms of the Subdivision Agreement, has expired for the registered plan
noted.
Public Works staff have reviewed all inspection reports for the subject part of the
development and are satisfied that the municipal roads and services are in good condition
and have been completed in accordance with the terms of the Subdivision Agreement.
COMMENTS
The subject subdivision agreement included three distinct areas of development:
• Phase 1 -Monkman Court
• Phase 2 -Benville Crescent
• Water Booster Pumping Station (external to the site)
July 18, 2000 -2 -Report No. PW00-037
This report deals with Phase 1 and the water booster pumping station. All public services
have been competed and the respective maintenance periods have expired. All
deficiencies have been rectified to the satisfaction of the Public Works Department.
The water pumping station has been operating for some time and is serving the residents
in this area and accordingly, it is included for assumption at this time.
Security in an amount sufficient to ensure the proper completion of Phase 2 will continue
to be held by the Town until such time as Phase 2 is completed and assumed. These
funds are sufficient to secure any minor items in Phase 1 and the water booster pumping
station that may need to be undertaken.
OPTIONS
Council may wish not to assume the subject services at this time.
CONCLUSIONS
The services for the Bayview-Vandorf Subdivision Phase 1 as shown on the Key Map
including the booster pumping station, can be assumed at this time. All relevant inspection
reports have been reviewed and deficiencies rectified to the satisfaction of the Public
Works Department.
FINANCIAL IMPLICATIONS
The Town will, upon issuance of the Certificate of Acceptance of Public Works, be
responsible for all future operational and maintenance costs for the municipal services
within the specified area.
Securities sufficient to ensure the proper completion of Phase 2 (Benville Crescent) and
minor items in Phase 1 including the water booster pumping station will be retained by the
Town until such time as Phase 2 is assumed.
LINK TO STRATEGIC PLAN
One of the objectives under Goal E -Promoting Accessible Municipal Government is to
maintain Aurora's high standards and integrity. Staff has ensured that the quality of the
construction of the municipal services to be considered for assumption is of the highest
possible standards.
