Call to Order That the meeting be called to order at 7:02pm. 2. Land Acknowledgement The Town of Aurora acknowledges that the Anishinaabe (A-nishshaw-na-bee) lands on which we live and work are the traditional and treaty territory of the Chippewas of Georgina Island, as well as many other Nations whose presence here continues to this day. As the closest First Nation community to Aurora, we recognize the special relationship the Chippewas have with the lands and waters of this territory. They are the water protectors and environmental stewards of these lands, and as a municipality we join them in these responsibilities. We further acknowledge that Aurora is part of the treaty lands of the Mississaugas and Chippewas, recognized through Treaty #13 as well as the Williams Treaties of 1923. 3. Receipt of the Minutes 5.1 Committee of Adjustment Meeting Minutes of July 13, 2023, Meeting Number 23-07 Moved by Michael Visconti Seconded by Julian Yang That the Committee of Adjustment Minutes from Meeting Number 23-07 be adopted as circulated. Carried 6. Presentation of Applications 6.1 MV-2023-28 - Zakerzadeh - 45 Sandusky Crescent The applicant is requesting relief from the requirements of the Town’s Comprehensive Zoning By-law 6000-17, as amended, to facilitate the construction of a one-storey rear addition to the existing single detached dwelling on the subject property. The following relief is being requested: 1. Section 24.497.3.2 of the Zoning By-law requires a minimum rear yard of 7.5 metres or 25% of the Lot Depth (6 metres as per calculation), whichever is greater. The applicant is proposing a rear addition, which is 4.96 metres to the rear yard property line, thereby requiring a variance of 2.54 metres. The Chair invited the Applicant or Owner to address the Committee. In attendance was the Agent Ehsan Jahani. The agent provided a brief introduction to their application. 3 The Chair invited members of the public to provide comments. There were no public delegates in attendance for this application. The Committee agrees with staff's concerns regarding the clarity and purpose of the proposed addition due to the new information provided. The committee looks to defer the application to provide additional clarification on the application. Moved by Michael Visconti Seconded by Chris Polsinelli That the Minor Variance Application MV-2023-28 be DEFERRED. Carried 6.2 MV-2023-29 - Plastino - 63 Ames Crescent The applicant is requesting relief from the requirements of the Town’s Comprehensive Zoning By-law 6000-17, as amended, to facilitate the construction of a screen-enclosed patio at the rear of the subject property. The following relief is being requested: 1. Section 24.310.12 of the Zoning By-law requires a minimum rear yard setback of 6.0 metres. The applicant is proposing 1.5 metres. The Chair invited the Applicant or Owner to address the Committee. In attendance was the Agent Kevin Hughes. The Chair invited members of the public to provide comments. There were no public delegates in attendance for this application. The Committee notes that the nature of the building is an accessory building, and if it was not connected to the main dwelling, would comply to the zoning bylaw. Moved by Julian Yang Seconded by Chris Polsinelli That Minor Variance application MV-2023-29 be APPROVED. Carried 6.3 MV-2023-30 - Cellucci - 122 Vines Place 4 The applicant is requesting relief from the requirements of the Town’s Comprehensive Zoning By-law 6000-17, as amended, to facilitate the construction of a cabana. The following relief is being requested: 1. Section 24.366.1.2 of the Zoning By-law requires the accessory building setback from Vandorf Sideroad to be 15m. The applicant is proposing an accessory building (cabana) which is 9.14m from Vandorf Sideroad. The Chair invited the Applicant or Owner to address the Committee. In attendance was the Agent Jessica Hammell. The Chair invited members of the public to provide comments. There were no public delegates in attendance for this application. The Committee inquired with the agent to see if conditions listed in Appendix A are acceptable. The committee also inquired about the catch basin in the rear of the property and whether there are any protective measures to limit sediments entering the catch basin. Moved by Chris Polsinelli Seconded by Michael Visconti That Minor Variance application MV-2023-30 be APPROVED. Carried 7. New Business In meeting 23-07, the Committee asked staff to provide more information on Bill 23 and ARUs (Additional Residential Units). Staff provided more information and an explanation of Bill 23 to the Committee. 8. Adjournment Moved by Chris Polsinelli Meeting be adjourned at 7:41pm Carried
