1. Procedural Notes
This meeting was held electronically as per Section 19. i) of the Town's
Procedure By-law No. 6228-19, as amended, due to the COVID-19 situation.

5. Presentation of Applications
5.1 MV-2021-16 - Parry - 5 Dodie Street
The applicant is requesting relief from the Town’s Comprehensive Zoning
By-law 6000- 17, as amended, to facilitate the development of a new roof
over an existing rear yard deck. The following relief from the requirements
of the Town’s Zoning By-law 6000-17, as amended, is requested:
a) Section 7.2 of the Zoning By-law requires a minimum interior
side yard of 4.5 metres. The applicant is proposing to
construct a new roof over the existing deck with an interior
side yard setback of 2.7 m.
The Chair invited the Applicant or Agent to address the Committee. In
attendance was the owner, David Parry. The owner provided a brief
description of the Minor Variance Application in which was applied for.
The Chair invited members of the public to provide comments. There were
no live delegates present to provide comments.

5.2 MV-2021-15 - Ha - 350 Murray Drive
The owner/applicant is requesting relief from the requirements of the
Town’s Comprehensive Zoning By-law 6000-17, as amended, to facilitate
the construction of an above ground pool. The following relief is being
requested:
a) Section 13.1 Note (1)(2) specifies no building or structure
shall be erected in Environmental Protection (EP) zone except
for structures accessory to uses permitted, subject to Public
Authority approval.
The Chair invited the Applicant or Agent to address the Committee. In
attendance was the owner, Vy Ha. The owner provided a brief description
of the Minor Variance Application in which was applied for.
The Chair invited members of the public to provide comments. There were
no live delegates present to provide comments.
The Committee inquired about the fencing and pool enclosure
requirements, as well as potential building code requirements.

5.3 MV-2021-14 - Bakhshi - 25 Bailey Crescent
The applicant is requesting relief from the Town’s Comprehensive Zoning
By-law 6000- 17, as amended, to accommodate a rear yard shed. The
following relief from the requirements of the Town’s Zoning By-law 6000-
17, as amended, is requested:

a) Section 4.1.1 of the Zoning By-law requires accessory
structures to be setback a minimum of 1.0 meter from the
rear lot line. The applicant is proposing a storage shed, which
is 0.58 meters from the rear lot line.
b) Section 7.2 of the Zoning By-law requires a minimum side yard
of 1.2 meters. The applicant is proposing a storage shed
which is setback 0.46 metres away from the side lot line.
The Chair invited the Applicant or Agent to address the Committee. In
attendance was the owner, Faredeh Bakhshi. The owner provided a brief
description of the Minor Variance Application in which was applied for.
The Chair invited members of the public to provide comments. There were
no live delegates present to provide comments.
The Committee inquired about abutting properties that surround the shed
and any concerns that may have been expressed. The committee also
inquired about the construction of the shed and its progress, including any
payable fees.

5.4 MV-2021-17 - Anagnostakos - 1270 Vandorf Sideroad
The owner/applicant is requesting relief from the requirements of the
Town’s Comprehensive Zoning By-law 6000-17, as amended, to facilitate
the development of two (2) additions to the existing dwelling, an open-
sided roofed porch, a balcony, and a deck extension. The following relief is
being requested:
a) Section 18.1.2(i) of the Zoning By-law provides that uncovered
decks and minor additions including open-sided roof porches
and balconies may be permitted on legally existing residential
lots provided that they do not exceed 50 m2 on the ground
and are located outside the key natural heritage features and
hydrologically sensitive features. The applicant is proposing

to construct two (2) ground floor additions, an open-sided
roof porch, deck, and balcony with a total ground floor area of
75.01 m2.
The Chair invited the Applicant or Agent to address the Committee. In
attendance was the agent, Saba Al Mathno. The agent provided a brief
description of the Minor Variance Application in which was applied for.
The Chair invited members of the public to provide comments. There were
no live delegates present to provide comments.
The Committee inquired about the nature of the variance as well as the
proposed changes and additions to the property.

5.5 MV-2021-19 - Sixfive (ETS) GP Inc. - 45 Eric T Smith Way
The owner/applicant is requesting relief from the requirements of the
Town’s Comprehensive Zoning By-law 6000-17, as amended, to facilitate
the construction of a multi-unit industrial building. The following relief is
being requested:
a) Section 10.2: Minimum Landscaping Provisions for Business
Park (E-BP) of the Zoning By-law requires a minimum
landscape strip of 3.0 metres along the west property line.
The landscape strip along the west property line is 1.5m at its
smallest width.
The Chair invited the Applicant or Agent to address the Committee. In
attendance were the agents, Brad Rogers and Heath Purtell. The agents
provided a brief description of the Minor Variance Application in which
was applied for.
The Chair invited members of the public to provide comments. There were
no live delegates present to provide comments.

The Committee inquired about adequate space for vehicle access turning
movement to the property.

5.6 MV-2021-18 - Faraji - 74 Centre Street
The owner/applicant is requesting relief from the requirements of the
Town’s Comprehensive Zoning By-law 6000-17, as amended, to permit:
a) A minimum existing lot area of 717.8 m2 (7,726.3 ft2) for a
Double Duplex Dwelling, whereas Section 7.2 of the Zoning
By-law requires a minimum lot area of 1,100.0 m2 (11,840.3
ft2) for a Double Duplex Dwelling.
b) A minimum existing lot frontage of 18.4 metres (60.4 ft) for a
Double Duplex Dwelling, whereas Section 7.2 of the Zoning
By-law requires a minimum lot frontage of 22.0 metres (72.2
ft) for a Double Duplex Dwelling.
The Chair invited the Applicant or Agent to address the Committee. In
attendance was the applicant, Faraji Hassan. The applicant provided a
brief description of the Minor Variance Application in which was applied
for.
The Chair invited members of the public to provide comments. In
attendance was Steve Armes and Mike Fuller. The delegates provided
comments through a presentation.
The Committee inquired about the addition of more diverse housing stock,
and discussed potential concerns with neighbourhood characteristics with
implementing a double duplex within. Comments were brought forward
about whether the development was appropriate for the neighbourhood.
The Committee inquired about parking and privacy concerns, as well as
concerns related to the existing mature vegetation. The Committee
suggested that the applicant liaise with the neighbours in revising the
proposal.
