1.Procedural Notes
This meeting will be held electronically as per Section 19. i) of the Town's
Procedure By-law No. 6228-19, as amended, due to the COVID-19 situation, and
will be live streamed at https://www.youtube.com/c/Townofaurora/videos.

3. Declarations of Pecuniary Interest and General Nature Thereof

5. Presentation of Applications
5.1 MV-2021-26 - Stamatios - 34 Connaught Ave
The owner/applicant is requesting relief from the requirements of the
Town’s Comprehensive Zoning By-law 6000-17, as amended, to facilitate
the development of a single storey rear addition. The following relief is
being requested:
a) Section 24.497.3.2 of the Zoning By-law requires a minimum
interior side yard setback of 1.5 metres and 3.0 metres
beyond the main rear wall of the adjacent dwelling. The
applicant is proposing an interior side yard setback of 1.24
metres to the east property line;
b) Section 24.497.3.2 of the Zoning By-law requires a minimum
interior side yard setback of 1.5 metres and 3.0 metres
beyond the main rear wall of the adjacent dwelling. The
applicant is proposing an interior side yard setback of 2.28
metres to the west property line; and
c) Section 24.497.3.3 of the Zoning By-law permits a maximum
lot coverage of 35.0% or 235m2, whichever is less. The
applicant is proposing a lot coverage of 38.93%.

The Chair invited the Applicant or Agent to address the Committee. In
attendance was the agent Joseph Battaglia and the applicant Tom
Koliviras. The applicant provided a brief description of the Minor Variance
Application in which was applied for.
The Chair invited members of the public to provide comments. There were
no live delegates present to provide comments.
The Committee inquired about the front façade of the dwelling, potential
for a duplex unit, as well as the main entrance to the dwelling that is
located on the side of the house. Additionally, the Committee sought
clarification on preliminary zoning review process.

1.That the Minor Variance Application MV-2021-26 be APPROVED, subject
to the conditions in Appendix “A” of the staff report.

5.2 MV-2021-28 - Steigner - 43 Cousins Drive
The applicant is requesting relief from the Town’s Comprehensive Zoning
By-law 6000-17, as amended, to facilitate the development of a new one-
storey addition which is approximately 341.0 ft² (31.7 m²) in area, to an
existing two-storey Single-Detached Dwelling. The following relief from the
requirements of the Town’s Zoning By-law 6000-17, as amended, is
requested:
a) Section 24.497.3.2 of the Zoning By-law requires a minimum
interior side yard setback of 1.5 metres and 3.0 metres
beyond the main rear wall of the adjacent dwellings. The
applicant is proposing a single storey addition which is 1.5
metres beyond the Main Rear Wall of the adjacent Dwelling.
The Chair invited the Applicant or Owner to address the Committee. In
attendance were the owners, Ross and Lianna Steigner. The owner
provided a brief description of the Minor Variance Application in which
was applied for
The Chair invited members of the public to provide comments. There were
no live delegates present to provide comments.

The Committee inquired about the retaining wall and drainage on the site
and its potential impacts to the abutting properties. Additionally, the
Committee inquired about those in support of the application and their
respective locations relative to the subject property, as well as how they
may be impacted. The Committee further inquired about the use of the
proposed addition to the dwelling.

to the conditions in Appendix “A” of the staff report.
