1.Procedural Notes
This meeting will be held electronically as per Section 19. i) of the Town's
Procedure By-law No. 6228-19, as amended, due to the COVID-19 situation.

5. Presentation of Applications
5.1 MV-2021-21 - Loureiro - 26 Steeplechase Avenue (*Application deferred
at the request of the applicant)
The owner/applicant is requesting relief from the requirements of the
Town’s Comprehensive Zoning By-law 6000-17, as amended, to construct
a detached dwelling, cabana, shed, swimming pool, and driveway on the
subject property. The following relief is being requested:
a) Section 14.1.2(ii) of the Zoning By-law states that no
development or site alteration shall occur on that portion of
said lot that is within the feature, without amendment to, or
relief from the Zoning By-law. The applicant is proposing to
construct a detached dwelling, cabana, shed and swimming
pool on the subject property;
b) Section 14.1.3(i) of the Zoning By-law states that no
development or site alteration shall occur on that portion of
said lot that contains a Minimum Vegetation Protection Zone,
without amendment to, or relief from the Zoning By-law. The
applicant is proposing to construct a detached dwelling,
cabana, shed and swimming pool on the subject property;
and,

c) Section 14.1.4(i) of the Zoning By-law states that no
development or site alteration shall occur on that portion of
said lot that contains a significant woodland, without
amendment to, or relief from the Zoning By-law. The applicant
is proposing to construct a detached dwelling, cabana, shed
and swimming pool on the subject property.
The applicant agreed in writing to defer the application to a future
Committee of Adjustment meeting.

5.2 MV-2021-24 - Sixfive (ETS) GP Inc. - 45 Eric T Smith Way
The owner/applicant is requesting relief from the requirements of the
Town’s Comprehensive Zoning By-law 6000-17, as amended, to facilitate
the construction of a multi-unit industrial building. The following relief is
being requested:
a) Section 24,349.1 and Section 10.1 does not permit a
‘Warehouse’ use as defined in Zoning By-law, 6000-17, as a
(principal) permitted use. The applicant is proposing
‘Warehouse’ as a principal use.
The Chair invited the Applicant or Agent to address the Committee. In
attendance was the applicant, Heath Purtell-Sharp and Lucila Sandoval.
The applicant provided a brief description of the Minor Variance
Application in which was applied for.
The Chair invited members of the public to provide comments. There were
no live delegates present to provide comments.
The Committee expressed general concern about the location of the
warehousing activity.

APPROVED, subject to the conditions in Appendix “A” of the
staff report.

5.3 MV-2021-25 - 2351528 Ontario Inc. - 375 Addison Hall Circle
The applicant is requesting relief from the Town’s Comprehensive Zoning
By-law 6000-17, as amended, to facilitate the development of a banquet
hall facility. The following relief from the requirements of the Town’s
Zoning By-law 6000-17, as amended, is requested:
a) Section 24.443.1 and 10.1 of the Zoning By-law does not
permit a Banquet Hall use as defined in Zoning By-law 6000-
17, as amended.
b) Section 5.4 of the Zoning By-law requires a minimum of 183
parking spaces based on the proposed 1664.15 m2 Gross
Floor Area (GFA). The applicant is providing 123 parking
spaces for the proposed banquet hall.
The Chair invited the Applicant or Agent to address the Committee. In
attendance was the Agents, Tamara Niyazov, Muneev Kunets, and
Michelle Garber of the Miratam Group. The agent provided a brief
description and presentation of the Minor Variance Application in which
was applied for.
The Chair invited members of the public to provide comments. There were
no live delegates present to provide comments.
The Committee expressed concerns regarding minimum parking
requirements, lack of adequate parking spots, and concerns regarding
street parking. Additionally, the Committee inquired about pedestrian
walkways and sidewalks, and advised that this be considered should the
application move forward. The Committee also inquired about the
neighbouring properties and if shared parking would be feasible. The
Committee advised that the need for future variances or applications may
be needed should there be any changes to the proposal.
