We live at the above -cited address which is the comer home on the South side of Stone Road at
Bayview Avenue, and we wish to voice our concerns about the proposed new subdivision. Our
major concerns are twofold:
1. Currently, our home has a drainage problem created by the run-off of water from the field
directly to the South of our house. This constant drainage issue has resulted in a grading issue as
the rear soil in our backyard has been eroded causing our yard to sink. Water runs down into our
backyard and creates a pool of water which has sunk and greatly altered the grading of our rear
yard. This constant water flow has destroyed our backyard and we intend to re -sod our yard in
June, 2011. We are hoping that with the construction of the proposed new homes that the
grading and drainage issue in our back yard, and those of our neighbours, will be corrected and
such that same be directed away from our homes.
2. Secondly, as we are at the corner of Stone Road and Bayview, we presently have a traffic
flow problem already.- We have been advised that a traffic light will be installed at this Bayview
Avenue and Stone Road location after these new homes are built. In our particular
circumstance, as the present owners of the home at the corner of Stone Road and Bayview
Avenue, we constantly experience trouble getting out of our driveway. We are concerned that
the new homes will greatly increase the traffic flow over Stone Road making exiting from our
driveway even harder. Can you please confirm to us that another road out of the new subdivision
homes will carry through to Bayview Avenue for use by the new homeowners?
Further, there is no barrier wall from Bayview to my house and the cars travel along Bayview
Avenue at more than 70km/hr. Obviously, greater traffic flow on Bayview Avenue
accommodating the new homeowners will increase the already troubling traffic flow noise. Also,
if a car slid off Bayview Avenue it would undoubtedly hit the side of our house. Therefore, we
request a barrier wall be constructed on Town of Aurora/Region of York lands running along the
side of our property, for both safety and noise reduction purposes.

Thank -you again for taking the time to review Files: D 12-01-11 and D 14-
03-11 the application made by Jane Strawbridge (Colyton Farms).
Unfortunately I will not be able to attend the meeting on May 25, 2011,
and as we discussed you suggested I send a letter.
I live on Lot 57 on Stone Road; I have a number of concerns, which we
discussed. The purpose of my email is to summarize my concern:
My primary concern is the planned walkway that is proposed behind my
property, the walk way is noted as Block A. This walk way is going to
affect the privacy of Lot 58 and 57. I am of the opinion that the excising
homeowners privacy should be maintained and respected. The entrance
to the forest and pathways should be made through the new subdivision
on the high ground of the forest. Like the entrance to the forest is on
Stone Road, by doing this the new home buyers would be able to make
the choice if they want to purchase beside the walkway or not.
My other concern is the drainage of the forest, and as we discussed I am
sure that an environmental assessment has been completed. When I first
moved into my home on Lot 57, I noticed a lot of water collecting in the
spring about 15 meters from my property, when the Town of Aurora
added the drainage basin on the future road and completed some
excavation and grading in the area of Block A and Lot 61, the flooding
and water decreased considerably. There is still an area behind lot 56
and 57 that is wet throughout the summer, and I am of the opinion that
putting a walkway and house on Block A and lot 61 will have a negative
effect on the drainage of the forest.
I believe that the Town of Aurora can learn from the errors that were
made with the Stone Road development to ensure that the Colyton Farms
development has little or no effect on the forest. The drainage of the
forest should be reviewed and be carefully considered, as well as the
current privacy of existing homeowners.
The walkways should be planned for high ground as this will also insure
the minimum impact to the forest in terms of drainage and run off of the
walkway.

To Whom it may Concern,
Please accept this letter as our formal objection to the proposed plan of subdivision and
zoning bi-law amendment application filed by Jane Strawbridge (Files: D12-01-11 and
D14-03-11) including the Draft Plan of Subdivision "Colyton" No 14726 Bayview Ave, and
including but not limited to the specific objections listed in the paragraphs below.
The rezoning of this land from Rural to "Second Density Residential Exception Zone" and
"Environmental Protection Exception Zone" places Aurora's Shephard's Bush an already
stressed conversation area and part of the Oak Ridges Moraine at great risk.
As you know, The Greenbelt Plan includes lands within the Oak Ridges Moraine Conservation
Plan (which Sheppard's Bush is part of) - and it identifies where urbanization should not
occur in order to Drovide permanent protection to the ecological features and functions
occurring on this landscape.
While existing single dwellings and lands which were zoned to permit single dwellings on
November 15, 2001 are permitted in the ORM Plan and can continue to be zoned in
municipal by-laws - new development of these single dwellings must, to the extent
possible, avoid negative impacts on environmental features and functions.
Broadly, approving a plan that certainly requires the loss of acres of trees and natural
meadows and has at least an additional 17 homes directly backing on to a protected
conversation area cannot be considered to be avoiding negative impacts to the Moraine
More specifically building a proposed walkway directly through the forest - which would
require the clearing of hundreds of trees in a protected Conversation Area - certainly does
not meet the requirement to avoid negative impact to environmental features in the
Moraine.
As municipalities have discretion in determining the form of development with the least

solutions that we feel are, not only more in keeping with the town's duty to protect the
Moraine and Aurora's environmental heritage, but also more economical for the town now
and in the future:
1) We are opposed to the proposed Walkway labeled Block A on the Draft Plan. This
walkway is marked to go directly behind lots 58 and 57 on Stone Road - and from what
we've been told would extend directly behind 13 houses on Stone Road to connect with

the current trail system in Sheppard's Bush. This walkway is marked to be 6 metres in
width and is shown on the draft plan to be directly up against the fences of these homes.
Approval of this walkway would result in the completely unneccessary loss of hundreds of
old growth trees in the conversation area, not to mention the loss of thousands of flora
and fauna on the forest floor, including Ontario's provincial flower. There is no way to
build a trail through this area without losing a significant portion of Sheppard's Bush. It
is also likely to break several of the recommendations and guidelines set out in the
Aurora Trails Master Plan. Additionally, this proposed walkway does not consider safety
and property value concerns of the residents that would be directly impacted. Home
owners backing on to the proposed walkway paid a premium for these lots and made
purchase decisions based on the privacy and environmental benefits they provide. If the
proposed walkway were to be approved, it would create dark, private, easy access for
anyone looking to break in or vandalize homes in the area. As there is already a natural
path into the forest created by the current land owner (at approximately lot 49 on the
proposed plan), our proposal is that this path is used to create a trail that connects to the
current Sheppard's Bush trail system - and no path permitted to be built behind the
houses on Stone Road. This would prevent tree clearing in the forest and avoid creation
of a path that goes along the backyards of several homes. Alternatively, no separate
entrance into Sheppard's Bush is required - particularly if the proposed road at Block 95
is allowed to go through. Residents of the new subdivision could simply walk the extra
100ft to Stone Road and make use of the sidewalk that leads to the current trail entrance
- completely avoiding any required trail build - and thus any lost trees and future trail
maintenance costs.
2) Secondly, we are opposed to the draft Lot 61 on the proposed plan. According to
markings on the draft plan, this lot is currently almost completely tree covered. These
old growth trees are an important part of the ecosystem in the neighborhood - and
removing them puts an unnecessary strain on Sheppard's Bush. The damage and
reduction of Sheppard's Bush could have a serious impact on the environmental health of
Aurora.

3) Finally, we are opposed to the proposed depths of lots numbered 45-60 on the draft plan
and we would like the Town to consider allowing lot depths that do not require the
removal of any trees edging Sheppard's Bush.
Sheppard's Bush is a gem in Aurora. By far, it is the largest public green space in the Town.
It is a beautiful woodlot that was donated to the Ontario Heritage Foundation by Mr. E.R.
Sheppard in 1971. The majority of the property is forested, and includes mature pine
plantations, mixed forest, an old sugar bush, and a ravine along the East Holland River.
Sheppard's Bush is vital to the Town of Aurora. Please don't let this precious town
resource be placed at risk.

Subject: public meeting re proposed building of montessori school 1558 Yonge St
Dear Ms Janzen
I live at 107 Temperance Street Aurora and have done so for 40 years. I am
totally opposed to the prospect of a montessori school being built on Yonge
St with access to it via the laneway at the end of my property. The earlier
presenters have voiced my objections and I am in agreement with them. I
shall be present at the meeting this evening and can add my objections to
those being discussed if time permits.
