IV PRESENTATION OFAPPLICATIONS
1. Minor Variance Application: MV-2015-22 - Torriano
58 Woodland Hills Boulevard
The Applicant has submitted an Application to allow an increase in maximum
driveway width. Section 6.28.1,i (c) of the Zoning By-law permits a maximum
driveway width of 10.0 metres for lots with frontages of 18.0 metres or greater,
with the exception that the maximum driveway width at the street line shall not
exceed 6.0 metres. The Applicant is proposing a driveway width at the street line
of 9.0 metres; thus requiring a Variance of 3.0 metres.
The Chair read through the purpose of the Application. In attendance was the
Applicant Palmina Torriano.

conditions contained in the report.

2. Minor Variance Application: MV-2015-23 — Mason
69 Larmont Street
The Applicant has submitted an Application to allow a reduction in the front yard
setback. Section 11.2.2 of the Zoning By-law requires a minimum front yard of
6.0 metres. The Applicant is proposing to construct an enclosed porch which is
0.50 metres to the front property line; thus requiring a Variance of 5.50 metres.
The Chair read through the purpose of the Application. In attendance was the
Applicant Catherine Mason.

3. Minor Variance Application: MV-2015-24 — Morguard Realty Inc.
15400 Bayview Avenue
The Applicant has submitted an Application to include Automotive Service Centre
as an accessory use to a retail store. Section 23.D.1.2 of the Zoning By-law
does not include Automotive Service Centre as a permitted use. The Applicant is
proposing to include Automotive Service Centre as an accessory use; thus
requiring a Variance.
The Chair read through the purpose of the Application. In attendance was the
agent Diana Mercier and Victor Simone from Canadian Tire.
Ms. Mercier stated that they had initially met with Planning staff to discuss their
proposal to locate a Canadian Tire store in the unit previously occupied by
Target. The Applicant had also prepared a Parking study in relation to this
Variance relating to the automotive service centre. The Applicant also
communicated with Cineplex regarding this Application to which they raised no
concerns for Canadian Tire locating adjacent to their Cineplex cinema.
The Committee inquired about the future status of the existing Canadian Tire
store along Yonge Street, Source Water requirement for the site as per York
Region and the size of the automotive service centre
Ms. Mercier indicated that the store on Yonge Street will close and that they had
communicated with York Region's Source -water Protection office prior to
submitting their Variance Application where they indicated no concern. The
current site on Yonge Street has 5 bays while this new site will have 17 bays.
