BEING A BY-LAW to amend By-
law No. 2213-78, as amended,
being the Zoning By-law of the
Town of Aurora.
(Part Lot 16, Concession 2 EYS,
File: 014-01-07)
WHEREAS Section 34 of the Planning Act, R.S.O. 1990, c.P.13, as amended
provides that the Council of a local Municipality may pass a Zoning By-law;
AND WHEREAS the Council of the Corporation of the Town of Aurora enacted by-
law 2213-78 being the Zoning By-law, as amended;
AND WHEREAS the Council of the Corporation of the Town of Aurora deems it
advisable to further amend By-law 2213-78, as amended;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN
OF AURORA HEREBY ENACTS AS FOLLOWS:
1. THAT the zoning category applying to the lands shown in hatching on
Schedule "A" attached hereto and forming part of this By-law, is hereby
amended from "General Industrial (M2) Zone" to "General Industrial (M2-1 0)
Exception Zone".
2. THAT the following be added as Section 26.4.11 "General Industrial (M2-
1 0) Exception Zone".
26.4.11 "GENERAL INDUSTRIAL (M2-10) EXCEPTION ZONE"

26.4.11.1 Uses Permitted
warehouses and industrial uses including contractors
yards, food processing establishments, light metal
products plants, lumber yards, machine or welding
shops, plumbing shops, printing establishments, saw
or planing mills, and sheet metal shops, however not
including any obnoxious use
ancillary retail in accordance with the provisions of
Section 6.50
commercial self storage facilities
data processing centres
fitness centres, recreation centres and private clubs
provided that no part of the building in which such
uses are located is used for any commercial self-
storage facility, warehouse, industrial use, motor
vehicle body shop, or motor vehicle repair garage
laundries
motor vehicle body shops
motor vehicle rental establishments
motor vehicle repair garages
business and professional offices, excluding medical
repair shops, light

26.4.11.2 Zone Requirements
In accordance with Section 26.2

3. THAT no part of this By-law will come into force until the provisions of
the Planning Act have been compiled with, but subject to such
provisions the By-law will take effect from the day of passing thereof.

Explanatory Note
Re: Zoning By-law No. 4974-07.0
By-law Number 4974-07.0 has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, from
"General Industrial (M2) Zone" to "General Industrial (M2-1 0) Exception Zone". The
amendment will enable the use of the subject lands for a full business and
professional office use, excluding medical offices.
