THE CORPORA T/ON OF THE TOWN OF AURORA "'o ~ By-law Number 4967-07.0 BEING A BY-LAW to amend By- law No. 2213-78, as amended, being the Zoning By-law of the Town of Aurora. WHEREAS Section 34 of the Planning Act, R.S.O. 1990, c.P.13, as amended provides that the Council of a local Municipality may pass a Zoning By-law; AND WHEREAS the Council of the Corporation of the Town of Aurora enacted by-law 2213-78 being the Zoning By-law, as amended; AND WHEREAS the Council of the Corporation of the Town of Aurora deems it advisable to further amend By-law 2213-78, as amended; NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF AURORA HEREBY ENACTS AS FOLLOWS: 1. THAT the zoning category applying to the lands shown in hatching in Schedule "A" attached hereto and forming part of this By-law is hereby amended from "Rural (RU) Zone" and "General Industrial (M2) Zone" to "Institutional (1-23) Exception Zone". 2 THAT the following be added as Section 28.22 "Institutional (1-23) Exception Zone". Section 28.22 Institutional (1-23) Exception Zone 28.22.1 28.22.2 28.22.2.1 Uses Permitted -public or private schools -daycare centres -religious institutions Zone Requirements Lot Specifications Lot Area (minimum) Lot Frontage (minimum) 8.0 ha 145.0 metres Notwithstanding any provisions to the contrary, for the purposes of the 1-23 Zone, Wellington Street East, or a reserve abutting Wellington Street East, shall be deemed to be the front lot line. 28.22.2.2 Siting Specifications Front Yard (minimum) Rear Yard (minimum) Interior Side Yard (minimum) Exterior Side Yard (minimum) 6.0 metres 15.0 metres 5.0 metres 5.0 metres Notwithstanding any provisions of Section 28.22.2.2 above the minimum interior and/or exterior side yard setback for school portables shall be 3.0 metres.
