BEING A BY-LAW to designate a
certain property as being of
Historical and/or Architectural
Value or Interest "The Tailor's
House", 38 Wellington Street East.
WHEREAS pursuant to Part IV of the Ontario Heritage Act, R.S. 0. 1990, Chaptero.18,
the Council of a municipality is authorized to enact By-laws to designate a real property,
including all buildings and structures thereon, to be of cultural heritage value or interest;
AND WHEREAS the municipal council of the Corporation of the Town of Aurora has
cause to be served on the owners of the lands and premises at:
38 Wellington Street East
Aurora, ON
and up on the Ontario Heritage Foundation, notice of intention to designate the Tailor's
House at 38 Wellington Street and a statement of the reasons for the proposed
designation, and further, has caused said notice of intention to be published in the Era
Banner, being a newspaper of general circulation in the municipality;
AND WHEREAS no notice of objection to the proposed designation has been served on
the municipality;
AND WHEREAS the reasons for designation are set out in Schedule "B" attached
hereto and form part of this By-law;
NOW THEREFORE THE MUNICIPAL COUNCIL OF THE CORPORATION OF THE
TOWN OF AURORA ENACTS AS FOLLOWS:
1. THAT the following real property, more particularly described in Schedule "A"
attached hereto and forming part of this By-law is hereby designated as being of
cultural heritage value or interest:
The Tailor's House
38 Wellington Street East
Town of Aurora
The Regional Municipality of York
2. THATthe Town solicitor is hereby authorized to cause a copy of this By-law to be
registered against the property described in Schedule "A" attached hereto at the
Land Registry Office.

The Tailor's House at 38 Wellington Street East is recommended for designation
under Part IV of the Ontario Heritage Act because of its cultural heritage value or
interest.
Statement of Cultural Heritage Value
Historical or Associative Value
The Tailor's House, located at 38 Wellington Street has historical value as a
prominent Aurora home of an important Aurora family for 116 years. It is a good
representative of the homes built in Aurora shortly after the arrival of the railway to
Aurora and within a decade of the establishment of the first plan of subdivision by
John Mosley, in the vicinity of the crossroads settlement of Aurora.
Architectural Value
The Tailor's House has good architectural value as a good, vernacular interpretation
of a Neo-classical residence which is now rare Aurora.
Contextual Value
The Tailor's house has contextual value as a significant architectural landmark on
Wellington Street, one of the most architecturally significant and intact major
heritage streets in York Region
Description of Heritage Attributes
The Description of Heritage Attributes includes the following heritage attributes and
applies to all elevations and the roof including all facades, entrances, windows,
chimneys, and trim, together with construction materials of wood, brick, stone, plaster
parging, metal and glazing, their related building techniques and landscape features:
Exterior Elements
• 2 storey clapboard-covered exterior walls with corner boards;
• Low gable roof, including:
o Wood Cornice returns
o Wood Soffits
o Wood Fascia
• Historic fenestration, including:
o Wood 6 over 6 sash windows
o Wood Window surrounds and sills
• Historic Main (Wellington Street) entrance, including:
o Trim reproduced to original specifications;
o Door Opening reproduced to original specifications;
o Wood door reproduced to original specifications;

Encroachment Agreement-Parking Lot and Registration of Heritage By-Law

Please find attached hereto, an original and a copy of the registered Encroachment Agreement
dated September 7, 2007, respecting the encroachment of your client's Parking Lot onto the
Town's public highway known as Centre Street. The other 2 originals of the Agreement have
been retained by the Town. I have also enclosed a receipt in the amount of $397.00 for your
payment to us for the legal and registration costs associated with the Encroachment Agreement
and subsequent registration.
Also attached hereto is a copy of the registered Heritage Designation By-Law 4950-07.R
enacted on August 14, 2007.
With respect to the only remaining condition of the Site Plan Agreement to be cleared by legal
Services, please advise once you have signed for completeness and release for registration of
the Transfer of the road widening to the Town on behalf of your client so that we may attend to
the registration.
