BEING A BY-LAW to designate a
certain property as being of
Historical and/or Architectural
Value or Interest "The Charles
Dunham House", 34 Wellington
Street East.
WHEREAS pursuant to Part IV of the Ontario Heritage Act, R.S. 0. 1990, Chapter o.18,
the Council of a municipality is authorized to enact By-laws to designate a real property,
including all buildings and structures thereon, to be of cultural heritage value or interest;
AND WHEREAS the municipal council of the Corporation of the Town of Aurora has
cause to be served on the owners of the lands and premises at:
34 Wellington Street East
Aurora, ON
and up on the Ontario Heritage Foundation, notice of intention to designate the Charles
Dunham House at 34 Wellington Street and a statement of the reasons for the proposed
designation, and further, has caused said notice of intention to be published in the Era
Banner, being a newspaper of general circulation in the municipality;
AND WHEREAS no notice of objection to the proposed designation has been served on
the municipality;
AND WHEREAS the reasons for designation are set out in Schedule "B" attached
hereto and form part of this By-law;
NOW THEREFORE THE MUNICIPAL COUNCIL OF THE CORPORATION OF THE
TOWN OF AURORA ENACTS AS FOLLOWS:
1. THAT the following real property, more particularly described in Schedule "A"
attached hereto and forming part of this By-law is hereby designated as being of
cultural heritage value or interest:

34 Wellington Street East
Town of Aurora
The Regional Municipality of York
2. THA Tthe Town solicitor is hereby authorized to cause a copy of this By-law to be
registered against the property described in Schedule "A" attached hereto at the
Land Registry Office.
READ A FIRST AND SECOND TIME THIS 14TH DAY OF AUGUST, 2007.

The Charles Dunham House at 34 Wellington Street East is recommended for
designation under Part IV of the Ontario Heritage Act because of its cultural heritage
value or interest.
Statement of Cultural Heritage Value
Historical or Associative Value
The Charles Dunham House, located at 34 Wellington Street East has historical
value as a prominent Aurora home built in period immediately prior to the First World
War that was lived in for most of its history by the Dunham family, a family of
importance to the development of Aurora. Charles Dunham was the first owner and
was a proprietor in a prominent undertaking and furniture making business in Aurora
which eventually became Thompson's a major business in the Town to this day.
Architectural Value
The Charles Dunham House has Architectural value as an important example,
unique in Aurora of a house built with the influence of the Queen Anne and
Edwardian Styles which apart from some minor cosmetic alterations is largely
unaltered from its original appearance.
Contextual Value
The Charles Dunham House has contextual value as a significant architectural
landmark on Wellington Street, one of the most architecturally significant and intact
major heritage streets in York Region.
Description of Heritage Attributes
The Description of Heritage Attributes include the following heritage attributes and apply
to all elevations and the roof including all facades, entrances, windows, chimneys, and
trim, together with construction materials of wood, brick, stone, plaster parging, metal
and glazing, their related building techniques and landscape features:
Exterior Elements:
• 2 storey red pressed brick exterior walls;
• L-shaped fa<;ade;
• Upper level gables with detail windows and original Tudor detailing beneath
the aluminium siding;
• Original front porch with prick piers, Tuscan columns, Tudor gable, and upper
level balustrade above the gable and lower level wood balustrade;
• Leaded glass detail windows;
• Original window openings on all facades with projecting stone sills and
substantial stone lintels;
• Hipped roof form with original gables;
• Chimney
• Upper level oriel window on the second floor of the east fa<;ade
• Original front door;
• Wide eaves made of wood,
• Soffits,
• Facia
• Original wood windows;
