The Corporation of the Town of Aurora By-law Number4794.06.D BEING A BY-LAW to amend By-law No. 2213-78, as amended, being the Zoning By-law of the Town of Aurora. (Fi/e:D14-06-06, 15450 Yonge Street) WHEREAS Section 34 of the Planning Act, R.S.O. 1990, c.P.13, as amended provides that the Council of a local Municipality may pass a Zoning By-law; AND WHEREAS the Council of the Corporation of the Town of Aurora enacted by- law 2213-78 being the Zoning By-law, as amended; AND WHEREAS the Council of the Corporation of the Town of Aurora deems it advisable to further amend By-law 2213-78, as amended; NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF AURORA HEREBY ENACTS AS FOLLOWS: 1. THAT the zoning category applying to the lands shown in hatching in Schedule "A" attached hereto and forming part of this By-law being Section 21.16 "Central Commercial Residential (C2-14) Exception Zone" is hereby amended by deleting and replacing the contents of section 21.16.1 of the zone category with the following: 2. THAT the following uses shall be permitted on the subject lands: 21.16.1 Uses Permitted The following uses shall be permitted: banks or financial establishments; business and professional offices, excluding medical; -dry cleaner's distribution depots; personal service shops; -travel agencies; retail stores excluding supermarkets and warehouse drugstores; -data processing centres; -studios; -dwellings units to a maximum of 64 units; and, - a maximum of three (3) dwellings units shall be permitted on the ground floor of a mixed residential-commercial building. THAT no part of this By-law will come into force until the provisions of the Planning Act have been complied with, but subject to such provisions the By- law will take effect from the day of passing thereof. By-law Number 4794.06.0 Explanatory Note Re: Zoning By-law No.4794.06.D By-law Number 4794.06.0 has the following purpose and effect: To amend Town of Aurora By-law 2213-78, as amended, to amend the provisions of the "Central Commercial Residential (C2-14) Exception Zone" to permit a total of 64 residential units and to permit residential uses on the ground floor of a mixed residential commercial building.
