BYLAW - Amend Zoning 217 Earl Stewart Dr - 20060926 - 485406DEV-TAZ Development Ltd. The Corporation of the Town of Aurora By-law Number 4854-06.0 BEING A BY-LAW to amend By-law No. 2213-78, as amended, being the Zoning By-law of the Town of Aurora. (217 Earl Stewart Drive File D14-34-03) WHEREAS Section 34 of the Planning Act, R.S.O. 1990, c.P.13, as amended provides that the Council of a local Municipality may pass a Zoning By-law; AND WHEREAS the Council of the Corporation of the Town of Aurora enacted by-law 2213-78 being the Zoning By-law, as amended; AND WHEREAS the Council of the Corporation of the Town of Aurora deems it advisable to further amend By-law 2213-78, as amended; NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF AURORA HEREBY ENACTS AS FOLLOWS: 1. THAT the zoning category applying to the lands shown in hatching on Schedule "A" attached hereto and forming part of this By-law, is hereby amended from "Prestige Industrial (M4) Zone" to "Shopping Centre Commercial (C4-22) Exception Zone". 2. THAT the following be added as Section 23.22 "Shopping Centre Commercial (C4-22) Exception Zone". Section 23.22 SHOPPING CENTRE COMMERCIAL (C4-22) EXCEPTION ZONE (4854-06.0) 23.22.1 23.22.2 23.22.2.1 Uses Permitted banks or financial establishments business and professional offices clinics and restaurants including take-out and drive-thru, provided that the total combined commercial floor area does not exceed 40%. drug stores dry cleaner's distribution depot libraries, post offices and government administrative offices medical and dental laboratories places of entertainment, provided the use complies with the requirements of all applicable regulatory and/or licensing by- laws of the Town of Aurora personal service shops retail stores, excluding supermarkets Zone Requirements Lot Specifications In accordance with Section 23.2.2 ----------------· ----------------------- 23.22.2.2 23.22.2.3 23.22.3 23.22.3.1 23.22.4 23.22.4.1 23.22.5 23.22.5.1 EV-TAZ Development Ltd. THAT no part of this By-law will come into force until the provisions of the Planning Act have been complied with, but subject to such provisions the By-law will take effect from the day of passing thereof.
