BEING A BY-LAW to amend
By-law No. 2213-78, as
amended, being the Zoning
By-law of the Town of
Aurora.

WHEREAS Section 34 of the Planning Act, R.S.O. 1990, c.P.13, as amended provides
that the Council of a local Municipality may pass a Zoning By-law;
AND WHEREAS the Council of the Corporation of the Town of Aurora enacted by-law
2213-78 being the Zoning By-law, as amended;
AND WHEREAS the Council of the Corporation of the Town of Aurora deems it
advisable to further amend By-law 2213-78, as amended;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF
AURORA HEREBY ENACTS AS FOLLOWS:
1. THAT the zoning category applying to the lands shown in hatching on Schedule
"A" attached hereto and forming part of this By-law, is hereby amended from
"Prestige Industrial (M4) Zone" to "Shopping Centre Commercial (C4-22)
Exception Zone".
2. THAT the following be added as Section 23.22 "Shopping Centre Commercial
(C4-22) Exception Zone".

Notwithstanding any provisions to the contrary, for the purposes of
the C4-22 Zone, Bayview Avenue, or a reserve abutting Bayview
Avenue, shall be deemed to be the front lot line.

Notwithstanding any provision to the contrary, the width of the
required landscape strips shall be a minimum of:

Parking
Notwithstanding the provisions of Section 6.26.1.3, the parking
requirements for the shopping centre shall be a minimum of 5.4
spaces per 100 sq. m. of commercial floor area. All other
provisions of Section 6.26 shall apply.
Loading
In accordance with Section 19.2 hereof.
3. THAT no part of this By-law will come into force until the provisions of the
Planning Act have been complied with, but subject to such provisions the By-law
will take effect from the day of passing thereof.

Explanatory Note
Re: Zoning By-law No. 4854-06.0
By-law Number 4854-06.0 has the following purpose and effect:
To rezone the property from "Prestige Industrial (M4) Zone" to "Shopping Centre
Commercial (C4-22) Exception Zone". The C4-22 zone will permit the following list
of uses on the subject lands:
banks or financial establishments
business and professional offices
clinics and restaurants including take-out and drive-thru,
