BYLAW - Amend Zoning 15032 Yonge - 20060711 - 482706DRichard Allen THE CORPORATION OF THE TOWN OF AURORA By-law Number 4827-06.0 BEING A BY-LAW to amend By-law No. 2213-78 (File: 014-09-05) WHEREAS it is deemed advisable to amend By-law 2213-78; AND WHEREAS the municipal Council of the Corporation ofThe Town of Aurora deems it necessary and expedient to amend By-law 2213-78, as amended; NOW THEREFORE THE MUNICIPAL COUNCIL OF THE CORPORATION OF THE TOWN OF AURORA ENACTS AS FOLLOWS: 1. THAT Section 14.3.2 "Special Mixed Density Residential (R5-2) Exception Zone" be amended as follows: 14.3.2 14.3.2.1 "SPECIAL MIXED DENSITY RESIDENTIAL (R5-2) EXCEPTION ZONE" USES PERMITTED • Business and professional office, excluding medical • Photographic studio • Bridal Salon (2397~80) For the purposes ofthis By-law "Bridal Salon" shall mean a room or group of rooms where wedding attire is displayed, fitted, ordered and purchased or rented and where wedding arrangements are made. 14.3.2.2 SITING SPECIFICATIONS 14.3.2.3 14.3.2.4 Notwithstanding any provision to the contrary, minimum required exterior side yard setback shall be 4.5 metres. PARKING Notwithstanding any provision to the contrary; vehicle manoeuvring space for 90 degree parking stalls shall be a minimum of 6.0 metres. BUFFERING Notwithstanding any provision to the contrary, a 1.4m grassed buffer strip with a 1.8m privacy wood fence shall be required adjacent to a residential use or zone; however, said privacy fence shall be no closer than 13.0 metres to Yonge Street. THAT no part of this By-law will come into force until the provisions of the Planning Act have been complied with, but subject to such provisions the By-law will take effect from the day of passing thereof. JONES, MAYi Explanatory Note Re: Zoning By-law No. 4827-06.0 By-law Number 4827-06.0 has the following purpose and effect: By-law 4827-06.0 Page 2 of2 To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to amend the "Special Mixed Density Residential (R5-2) Exception Zone". The purpose of the rezoning is to permit a business and professional office use, excluding medical, as an additional permitted use on the subject lands. The rezoning also reduces the required 90 degree manoeuvring space requirementfrom 7.4m (24ft) to 6.0m (19.5), and permits a retaining wall to be constructed within a 1.4m required buffer area.
