BYLAW - Amend Zoning 15 Mosley - 20060711 - 482606DPaula Bell THE CORPORATION OF THE TOWN OF AURORA By-law Number 4826-06.0 BEING A BY-LAW to amend By-law No. 2213-78 (15 Mosley St, File: D14-05-06) WHEREAS it is deemed advisable to amend By-law 2213-78; AND WHEREAS the municipal Council of the Corporation of The Town of Aurora deems it necessary and expedient to amend By-law 2213-78, as amended; NOW THEREFORE THE MUNICIPAL COUNCIL OF THE CORPORATION OF THE TOWN OF AURORA ENACTS AS FOLLOWS: 1. THAT the zoning category applying to the lands shown in hatching on Schedule "A" attached hereto and forming part of this By-law, is hereby amended from "Special Mixed Density Residential (R5) Zone" , to "Special Mixed Density Residential (R5-30) Exception Zone". 2. THAT the following be added as Section 14.3.30 "Special Mixed Density Residential (R5-30) Exception Zone". 3. 14.3.30 14.3.30.1 "SPECIAL MIXED DENSITY RESIDENTIAL (R5-30) EXCEPTION ZONE" USES PERMITTED • The ground floor of the existing building on the lands zoned R5-30 may be used for an interior design consulting service and complementary retail boutique. • The 2"d floor shall only be used for one residential apartment. 14.3.30.2 Parking Notwithstanding any provision to the contrary; i) one parking space is permitted to be located in the front yard; ii) Manoeuvring space for 90 degree parking stalls shall be a minimum of 6.0 metres. THAT no part of this By-law will come into force until the provisions of the Planning Act have been complied with, but subject to such provisions the By-law will take effect from the day of passing thereof. READ A FIRST AND SECOND TIME THIS 11th DAY OF JULY, 2006. READ A THIRD TIME AND FINALLY PASSED THIS 11th DAY OF JULY, 2006. ---·-----·---- Explanatory Note Re: Zoning By-law No. 4826-06.0 By-law Number 4826-06.0 has the following purpose and effect: To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone the subject lands from "Special Mixed Density Residential (R5) Zone" to "Special Mixed Density Residential (R5-30) Exception Zone". The purpose of the rezoning is to permit the ground floor of the existing building on the subject lands to be used for an interior design consulting seNice with a complementary retail boutique. The rezoning also permit one parking space to be located within the front yard and to reduce the required 90 degree manoeuvring space requirement from 7.4m (24ft) to 6.0m (19.5).
