BEING A BY-LAW to amend
By•law No. 2213-78, as
amended, being the Zoning
By-law of the Town of Aurora.

WHEREAS Section 34 of the Planning Act, R. S. 0. 1990, c.P. 13, as amended provides
that the Council of a local Municipality may pass a Zoning By-law;
AND WHEREAS the Council of the Corporation of the Town of Aurora enacted by-law
2213-78 being the Zoning By-law, as amended;
AND WHEREAS the Council of the Corporation of the Town of Aurora deems it
advisable to further amend By-law 2213-78, as amended;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF
AURORA HEREBY ENACTS AS FOLLOWS:
1. THAT the zoning category applying to the lands shown in hatching on Schedule
"A" attached hereto and forming part of this By-law being Section 14.3.11 zoned
"Special Mixed Density Residential (R5-12) Exception Zone" is hereby
amended by deleting and replacing the contents of that section with the
following:
2. The existing building on the lands zoned "Special Mixed Density Residential
(R5-12) Exception Zone" shall only be used for: ·
14.3.11.1 Uses Permitted
business and professional offices excluding medical offices and
retail stores
limited retail use having a maximum gross floor area of 30m 2
art gallery
studio
14.3.11.2 Parking
Notwithstanding any provisions to the contrary, the subject property and
the property abutting to the north and zoned "Special Mixed Density
Residential (R5-5) Exception Zone" shall have a shared parking lot with a
minimum of 16 parking spaces.
14.3.11.3 Ingress and Egress
Notwithstanding any provisions to the contrary, the subject property and
the property abutting to the north zoned "Special Mixed Density
Residential (R5-5) Exception Zone" shall have a shared driveway with a
maximum width of 10.0 m.

3. THAT no part of this By-law will come into force until the provisions of the
Planning Act have been complied with, but subject to such provisions the By-law
will take effect from the day of passing thereof.

Explanatory Note
Re: Zoning By-law No. 4652-05.0
By-law Number 4652-05.0 has the following purpose and effect:
To amend By-law 2213-78, as amended, the Zoning By-law in the Town of Aurora to
delete and replace the contents of Section 14.3.11 "Special Mixed Density Residential
(R5-12) Exception Zone" to permit business and professional offices, excluding medical
offices and retail store, limited retail having a maximum gross floor area of 30m 2
, an art
gallery and studio. Furthermore, the zoning allows for shared parking of 16 spaces and
shared driveway.
