BEING A BY-LAW to amend
By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law 2213-78;
AND WHEREAS the municipal Council of the Corporation of the Town of Aurora deems
it necessary and expedient to amend By-law 2213-78, as amended;
NOW THEREFORE THE MUNICIPAL COUNCIL OF THE CORPORATION OF THE
TOWN OF AURORA ENACTS AS FOLLOWS:
1. THAT the zoning category applying to the lands shown in hatching on Schedule
"A" attached hereto and forming part of this By-law is hereby amended from
"Rural General (RU) Zone" and "Rural General (RU-ORM) Zone" to "Business
Park (BP) Zone," "Business Park (BP-4) Exception Zone" and "Major Open
Space (0-9) Exception Zone."
2. THAT the following be added as Section 27.0.8 "Business Park (BP-4) Exception
Zone":

BUSINESS PARK (BP-4) EXCEPTION ZONE
USES PERMITTED
All uses set out in Sections 27.0.2 and 27.0.3, with the exception
that the maximum permitted Floor Area Ratio for Office Use shall
be 17%.

3. THAT no part of this By-law will come into force until the provisions of the
Planning Act have been complied with, but subject to such provisions the By-law
will take effect from the day of passing thereof.

Explanatory Note
Re: Zoning By-law No. 4679-05.0
By-law Number 4679-05.0 has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone
the subject lands from "Rural General (RU) Zone" and "Rural General (RU-ORM) Zone"
to "Business Park (BP) Zone," "Business Park (BP-4) Exception Zone" and "Major Open
Space (0-9) Exception Zone." The purpose of the amendment is to permit for the
division of the subject lands into 17 lots to be used for Business Park, 1 block to be used
for stormwater management and associated roads. Site specific zoning has been
developed in order to limit the amount of. office space on certain lots.
