WHEREAS it is deemed advisable to amend By-law 2213-78; AND WHEREAS the municipal Council of the Corporation of the Town of Aurora deems it necessary and expedient to amend By-law 2213-78, as amended; NOW THEREFORE THE MUNICIPAL COUNCIL OF THE CORPORATION OF THE TOWN OF AURORA ENACTS AS FOLLOWS: 1. THAT the zoning category applying to the lands shown in hatching on Schedule "A" attached hereto and forming part of this By-law is hereby amended from "General Industrial Specific (M6) Zone" to "Office Commercial (C6-5) Exception Zone." 2. THAT the following be added as Section 23.B.9 "Office Commercial (C6-5) Exception Zone." 23.8.9 23.8.9.1 "OFFICE COMMERCIAL (C6-5) EXCEPTION ZONE" USES PERMITTED -business and professional offices -medical and dental laboratories -clinics -uses which are accessory to the above 23.8.9.2 ZONE REQUIREMENTS 23.8.9.2.1 Lot Specifications Lot Area (minimum) Lot Frontage (minimum) 23.8.9.2.2 Siting Specifications 6000.0 square metres 60.0 metres In accordance with the provisions of Section 23.B.2.2 hereof. 23.8.9.2.3 Building Specifications In accordance with the provisions of Section 23.B.2.3 hereof. 23.8.9.2.4 Loading In accordance with the provisions of Section 19.2 hereof. 23.8.9.2.5 Ingress and Egress By-law 4605-04.0 Page 2 of3 Ingress and egress, to and from the required parking spaces and areas shall be provided by means of unobstructed driveways or passage ways at least 4.0 metres but not more than 11.5 metres in width along Earl Stewart Drive and not more than 11.0 metres in width along Isaacson Crescent. All other provisions of Section 6.27.8 hereof shall apply. 23.8.9.2.6 Landscaping Notwithstanding the provisions of Sections 6.31.2 and 6.49, a strip of land shall be provided adjacent to the entire length of the perimeter boundary of the site plan, which shall be used for no other purpose than landscaping in accordance with the approved site plan. Notwithstanding the above and the provisions of Section 3.64, for the purposes of this section such landscaping may include retaining walls, curbs, sidewalks, light standards, transformers, preservation fencing and signs. Access ramps or driveways shall be permitted to cross such landscaping strips. The width of the required landscaping strips shall be a minimum of 3.0 metres abutting all lot lines. 3. THAT no part of this By-law will come into force until the provisions of the Planning Act have been complied with, but subject to such provisions the By-law will take effect from the day of passing thereof. JQ Explanatory Note Re: Zoning By-law No. 4605-04.0 By-law Number 4605-04.0 has the following purpose and effect: By-law 4605-04.0 Page 3 of3 To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone the subject lands from "General Industrial Specific (M6) Zone" to "Office Commercial (C6-5) Exception Zone". The purpose of the amendment is to permit the development of the subject lands for business and professional offices including medical and dental offices, clinics, medical and dental laboratories and other accessory uses. Site specific siting specifications have been developed in order to accommodate the proposed building(s) on the lands. In addition, specific clauses have been included to regulate such matters as ingress and egress and landscaping.
