THE CORPORATION OF THE TOWN OF AURORA
By-law Number 4582-04.D
BEING A BY-LAW to amend
By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law 2213-78;
AND WHEREAS the municipal Council of the Corporation of the Town of Aurora deems
it necessary and expedient to amend By-law 2213-78, as amended;
NOW THEREFORE THE MUNICIPAL COUNCIL OF THE CORPORATION OF THE
TOWN OF AURORA ENACTS AS FOLLOWS:
1. THAT the zoning category applying to the lands shown in hatching on Schedule
"A" attached hereto and forming part of this By-law, is hereby amended from
"Rural General (RU) Zone" to "Service Commercial (C3-12) Exception Zone
(Urban)."
2. THAT the following be added as Section 22.12 "Service Commercial (C3-12)
Exception Zone (Urban)."

28.12.1
"SERVICE COMMERCIAL (C3-12) EXCEPTION ZONE (URBAN)"
USES PERMITTED
The lands zoned C3-12 on Schedule "A" attached hereto and forming part of this
By-law, shall only be used for automobile service stations, automobile washing
establishments and accessory retail stores.
22.12.2 ZONE REQUIREMENTS
22.12.2.1 Siting Specifications
In accordance with Section 22.2.2.
Notwithstanding any provision to the contrary, the minimum set
back from the southern lot line shall be 3.0 metres.
28.12.2.2 Building Specifications
In accordance with section 22.2.3
3. THAT no part of this By-law will come into force until the provisions of the
Planning Act have been complied with, but subject to such provisions the By-law
will take effect from the day of passing thereof.

Re: Zoning By-law No. 4582-04.0
By-law Number 4582-04.0 has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone
the subject lands from "Rural General (RU) Zone" to "Service Commercial (C3-12)
Exception Zone (Urban)." This will permit the use of the lands for automobile service
stations, automobile washing establishments and accessory retail stores .

of Aurora, passed by the Council of the Corporation on the 17'h day of August, 2004, was given on
the 25'h day of August, 2004, in the manner and form and to the persons prescribed by Ontario
Regulation 199/96, as amended, made by the Lieutenant Governor-in-Council under subsection (18)
of section 34 of the Planning Act R.S.O. 1990 c. P.l3, as amended. I also certify that the 20 day
appeal period expired on the 14'h day of September, 2004, and to this date no notice of appeal of the
By-law has been filed by any person in the office of the Clerk.
