I, Bob Panizza, hereby certify that the notice for By-law# 4529-04.0 of the Corporation of
the Town of Aurora, passed by the Council of the Corporation on the 25th day of May,
2004, was given on the 1st day of June, 2004, in the manner and form and to the persons
prescribed by Ontario Regulation 199/96, as amended, made by the Lieutenant Governor-
in-Council under subsection (18) of section 34 of the Planning Act R.S.O. 1990 c. P.13, as
amended. I also certify that the 20-day appeal period expired on the 21st day of June,
2004, and to this date no notice of appeal of the By-law has been filed by any person in the
office of the Clerk.

BEING A BY-LAW to amend
By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law 2213-78;
AND WHEREAS the municipal Council of the Corporation of the Town of Aurora deems
it necessary and expedient to amend By-law 2213-78, as amended;
NOW THEREFORE THE MUNICIPAL COUNCIL OF THE CORPORATION OF THE
TOWN OF AURORA ENACTS AS FOLLOWS:
1. THAT the zoning category applying to the lands shown in hatching on Schedule
"A" attached hereto and forming part of this By-law is hereby amended from
"Detached Dwelling First Density Residential (R1) Zone" to "Detached Dwelling
Second Density Residential (R2-82) Exception Zone" and "Detached Dwelling
First Density Residential (R1-38) Exception Zone."
2. THAT the following be added as Section 11.84 "Detached Dwelling Second
Density Residential (R2-82) Exception Zone."

Notwithstanding the definition contained within Section 3.98 and the
provisions of Section 6.26.1.1, a minimum of three (3) parking
spaces shall be provided, of which a minimum of one (1) parking
space shall be provided within a private garage per unit, and a
minimum of two (2) parking spaces shall be provided, either in
tandem or side by side, on the driveway.
3. THAT the following be added as Section 10.40 "Detached Dwelling First Density
Residential (R1-38) Exception Zone."

10.40.1 Notwithstanding the provisions of Section 1 0.2.1, the lot area for the
lands zoned R1-38 shall be a minimum of 1600.0 square metres.
All other provisions of Section 10.2 shall apply.
4. THAT no part of this By-law will come into force until the provisions of the
Planning Act have been complied with, but subject to such provisions the By-law
will take effect from the day of passing thereof.

Explanatory Note
Re: Zoning By-law No. 4529-04.D
By-law Number 4529-04.0 has the following purpose and effect:
To amend Byelaw 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone
the subject lands, being Part of Lot 79, Concession 1, from "Detached Dwelling First
Density Residential (R1) Zone" to "Detached Dwelling Second Density Residential (R2-
82) Exception Zone" and "Detached Dwelling First Density Residential (R1-38)
Exception Zone".
The By-law will permit the creation of three new residential building lots on the R2-82
lands. The development standards are identical to those of the R2-25 zone that applies
to the subdivision to the north and west of the subject lands, with the exception that
there is a minimum and a maximum garage width, a maximum garage length, and a
requirement for a minimum of 1 parking space in the garage and two parking spaces on
the driveway.
The R1-38 Zone recognizes a deficient lot size for the remnant 1600 square metre
parcel of land containing the existing residence.
