THE CORPORATION OF THE TOWN OF AURORA
By-law Number 4412-03.0
BEING A BY-LAW to
amend By-Jaw 2213-78
WHEREAS it is deemed advisable to amend By-law 2213-78;
AND WHEREAS the municipal Council of the Corporation of the Town of Aurora deems
it necessary and expedient to amend By-law 2213-78, as amended;
NOW THEREFORE THE MUNICIPAL COUNCIL OF THE CORPORATION OF THE
TOWN OF AURORA ENACTS AS FOLLOWS:
1. THAT the zoning category applying to the lands shown in hatching on Schedule
"A" attached hereto and forming part of this By-law is hereby amended from
"Central Commercial (C2) Zone" to "Central Commercial (C2-14) Exception
Zone," and from "Environmental Protection (EP) Zone" to "Environmental
Protection (EP-16) Exception Zone."
2. THAT the following be added as Section 21.16 "Central Commercial (C2-14)
Exception Zone."
Section 21.16 Central Commercial (C2-14) Exception Zone
The lands shown zoned C2-14 on Schedule "A" shall be used in accordance with
the provisions of Section 21.1 provided the following:
i) Not withstanding Section 21.2.2, the minimum rear yard set back
requirement shall be 1.5 metres.
ii) Notwithstanding Section 21.2.4, parking shall be permitted in the side and
front yard of the lot. ·
iii) Notwithstanding Section 6.26, the maneuvering space requirement for
driveways with 90 degree parking spaces shall be 7.0 metres.
iv) Notwithstanding Section 6.26.1.3, the minimum parking space
requirement shall be 25 spaces.
v) Notwithstanding Section 6.27.8c, the minimum distance between a
driveway and intersection of street lines measured along the street line
intersected by such driveway shall be 5.5 metres.
vi) Notwithstanding Section 6.27.8e, entrance and exit ramps shall be a
minimum of 4.0 metres along Church Street and 7.0 metres along Yonge
Street, at both street line and edge of pavement.
vii) Notwithstanding the provisions of Section 19.2.1; the number of loading
spaces shall be nil.
viii) Notwithstanding any provision to the contrary, the minimum opening in
any building face shall not be lower than 260.18 metres.

Notwithstanding any provision to the contrary, air conditioning condenser
units shall be permitted in the rear yard.
Save and exceptfor the above, all other provisions of By-law 2213-78
shall apply.
3. THAT the following be added as Section 30.3.17 "Environmental Protection (EP-
16) Exception Zone."

The lands shown zoned EP-16 on Schedule "A" shall be used in accordance with
the provisions of Section 21.16.
4. THAT no part of this By-law will come into force until the provisions of the
Planning Act have been complied with, but subject to such provisions the By-law
will take effect from the day of passing thereof.

Explanatory Note
Re: Zoning By-law No. 4412-03.0
By-law Number 4412-03.0 has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone
the subject lands, being Part of Lots 13, 14 and 15, Registered Plan 68, from "Central
Commercial (C2) Zone" to "Central Commercial (C2-14) Exception Zone," and from
"Environmental Protection (EP) Zone" to "Environmental Protection (EP-16) Exception
Zone." The By-law will permit for the construction of a new building to be used primarily
as a hair salon. The two smaller units will be used in accordance with the permitted
uses in the C2 zone.

I, Bob Panizza, hereby certify that the notice for By-law #4412.03.0 of the Corporation of
the Town of Aurora, passed by the Council of the Corporation on the sth day of April, 2003.
Notice was given on the 24th day of April, 2003, in the manner and form and to the persons
prescribed by Ontario Regulation 199/96, as amended, made by the Lieutenant Governor-
in-Council under Section 34(18) of the Planning Act (1990). I also certify that the 20-day
appeal period expired on the 14th day of May, 2003, and to this date there have been no
appeals under Section 34(19) of the By-law filed with the Clerk.
