BEING A BY-LAW to adopt Official Plan Amendment No. 47
The Council of the Corporation of the Town of Aurora, under Section 17 (22) of the
Planning Act, RSO 1990 Chapter P. 13 as amended, hereby enacts as follows:
1. Official Plan Amendment No. 47 for the Town of Aurora, consisting of the
attached explanatory text and schedules, is hereby adopted.
2. The Clerk is hereby authorized and directed to make application to the
Regional Municipality of York for approval of Official Plan Amendment No. 47
for the Town of Aurora.
3. This By-law shall come into force and take effect on the day of the final
passage thereof.

PART 1 -THE PREAMBLE
1.0 INTRODUCTION
This part of the Amendment entitled Part 1 -The Preamble, introduces the
Amendment and describes the context and planning process leading to the
documents preparation. It is for explanatory purposes only and does not form part of
the Amendment.
2.0 PURPOSE
The purpose of this amendment is to amend the provisions of the existing land use
designation on the subject lands shown on Schedule "H", attached hereto and
forming part of this amendment, to allow the use of the lands for the sale of used cars
as an ancillary use to the existing auto repair facility. The number of used cars for
sale shall be limited to 10 vehicles at any one time.
3.0 LOCATION
The subject lands affected by this amendment are located on Part of Lot 77,
Concession 1 E.Y.S., Town of Aurora, more particularly described as Parts 1 and 2 of
Plan 65R-3167 (218 Edward Street).
4.0 BASIS OF THE AMENDMENT
Council has enacted this amendment in response to the following:
4.1 The subject property is designated "Industrial" in the Official Plan, which permits
the use of the property for:
"such activities as manufacturing, assembly, fabrication, processing,
warehousing, storage of goods and materials, transportation, transit and
railway related uses, automotive workshops and public garages, utilities
and wholesaling, printing establishments, and limited accessory office,
retail and residential uses."
4.2 An application for an Official Plan Amendment has been submitted to the Town
to permit the sale of used cars on the subject lands as an ancillary use to the
existing auto repair facility. The number of used cars for sale shall be limited to
10 vehicles at any one time. No changes to the site plan, or building will be
made and the vehicles would be displayed on the existing parking lot.
4.3 An application for a Zoning By-law Amendment has also been submitted to
implement the Official Plan Amendment.

PART 2 ·THE AMENDMENT
1.0 INTRODUCTION
All of this part of the document entitled Part 2 -The Amendment, consisting of the
following text and the attached map, designated Schedule "H" (Site Specific Policy
Areas), constitutes Amendment No. 47 to the Official Plan for the Town of Aurora.
2.0 DETAILS OF THE AMENDMENT
The Official Plan of the Town of Aurora is hereby amended as follows:
Item (1 ): Section 3.3.2 of the Town of Aurora Official Plan entitled Site Specific
Policy Areas is hereby amended by adding Section f) as follows:
"f) The lands described as Parts 1 and 2 of Plan 65R-3167 (218
Edward Street) may be used for the sale of used cars as an ancillary
use to the existing auto repair facility subject to the following:
i) The number of used cars for sale shall be limited to 10 vehicles
at any one time; and,
ii) Vehicles shall be displayed on the existing parking lot."
Item (2): That Schedule "H" -Site Specific Policy Areas is amended to include and
reference the subject lands as 3.3.2.f.
3.0 IMPLEMENTATION AND INTERPRETATION
3.1 The implementation and interpretation of this amendment shall be in
accordance with the respective policies of the Aurora Official Plan, Zoning By-
law and Site Plan Agreements.

Amendment No. 47 affects the parcel of land described as Parts 1 and 2 of Plan 65R-
