BEING A BY-LAW to
amend By-Jaw 2213-78
WHEREAS it is deemed advisable to amend By-law 2213-78;
AND WHEREAS the municipal Council of the Corporation of the Town of Aurora deems
it necessary and expedient to amend By-law 2213-78, as amended;
NOW THEREFORE THE MUNICIPAL COUNCIL OF THE CORPORATION OF THE
TOWN OF AURORA ENACTS AS FOLLOWS:
1. THAT the zoning category applying to the lands shown in hatching on Schedule
"A" attached hereto and forming part of this By-law is hereby amended from
"Rural General (RU) Zone" to "Special Commercial Exception (C10) Zone."
2. THAT the following be added as Section 23.F "Special Commercial Exception
(C1 0) Zone."
Section 23.F Special Commercial Exception (C1 0) Zone
The existing main building on the lands zoned C10 on Schedule "A" attached
hereto and forming part of this By-law shall only be used for a 95-seat restaurant,
special. The remainder of the lands zoned C10 shall only be used for an
accessory bed and breakfast facility provided the following:
i) All other uses, including but not limited to a take-out restaurant and drive-
thru restaurant, shall be prohibited.
ii) Notwithstanding any provision to the contrary, for the purpose of this By-
law, a Bed and Breakfast shall be defined as an accessory structure with
a maximum of 4 rooms and a maximum floor area of 200.0 square
metres, which may or may not be rented on a daily basis, with or without
meals, to the travelling or vacationing public.
iii) Building additions to the existing main building shall be limited to a single
storey and a maximum of 110.0 square metres of additional floor area.
iv) The minimum set back requirements shall be as follows:
North:
South:
East:
West:
1.0 metres
20.0 metres
1.0 metres
65.0 metres
v) The Building Height shall not exceed the highest point of the existing main
building.
vi) The minimum required parking spaces shall be 35.
vii) Vehicular access to the lands zoned C10 shall be limited to Yonge Street,
other than the use of a single access along Old Yonge Street for
emergency purposes only.
3. THAT no part of this By-law will come into force until the provisions of the
Planning Act have been complied with, but subject to such provisions the By-law
will take effect from the day of passing thereof.

Re: Zoning By-law No. 4349-02.0
By-law Number 4349-02.0 has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone
the subject lands, being Part of Lot 3, Registered Plan 461, from "Rural General (RU)
Zone" to "Special Commercial Exception (C1 0) Zone." The By-law will permit use of the
lands for a 95-seat restaurant, special and bed and breakfast facility. A restaurant,
special does not permit outdoor patio's. Furthermore, all other uses including a take-out
restaurant and drive-thru restaurant are prohibited in the By-law.
