BYLAW - AIC+Cousins Rezoning - 20020611 - 435702DI TkE CORPORATION OF THE TOWN OF AURORA By-law Number 4357-02.0 BEING A BY-LAW to amend By-law 2213-78 WHEREAS it is deemed advisable to amend By-law 2213-78; AND WHEREAS the municipal Council of the Corporation of the Town of Aurora deems it necessary and expedient to amend By-law 2213-78, as amended; ! i NOW THEREFORE THE MUNICIPAL COUNCIL OF THE CORPORATION OF THE TOWN OF AURORA ENACTS AS FOLLOWS: 1. THAT the zoning category applying to the lands shown in hatching on Schedule "A" attached hereto and forming part of this By-law is hereby amended from "General Industrial (M2) Zone" to "General Industrial Exception (M2-7) Zone." 2. THAT the following be added as Section 26.4.8 "General Industrial Exception (M2-7) Zone." 26.4.:8.1 Uses Permitted • warehouses and industrial uses excluding heavy metal stamping plants, contractors yards, food processing establishments, lumber yards, machine or welding shops, printing establishments, saw or planing mills, sheet metal shops, and any obnoxious use. • ancillary retail in accordance with the provision of Section 6.50 • auction centres • banquet halls • data processing centres • fitness centres, recreation centres and private clubs provided that no part of the building in which such uses are located is used for any warehouse or industrial use. • an office may be permitted as a single source use with accessory uses such as recreation facilities, day care facilities, and cafeterias being permitted for use by employees. • .office use accessory to a permitted use on the same premise • offices other than the offices of a doctor or drugless practitioner, in multi-premises buildings provided that the combined floor area of the offices does not exceed 30 percent of the total floor area of the building. • places of worship • repair shops, light • research labs, excluding explosive, hazardous materials • trade schools Zone Requirements In accordance with Section 26.2 26.4 8.3 i) Landscaping Notwithstanding the provisions of Section 6.27.7, the minimum required landscaped strip for the lot lines along Industrial Parkway South shall be 4.5 metres. ii) A minimum 5% of the parking area shall be landscaping. 26.4 8.4 Loading Space i) ii) Notwithstanding the provisions of Section 24.2, for office use a maximum of 2 loading spaces are required. Notwithstanding the provisions of Section 24.2.7, loading spaces may be located facing onto Industrial Parkway South. 26.4 8.5 Outside Storage In accordance with the provisions of Section 26.3, open or outside storage accessory to the main use, and parking of commercial vehicles, shall be limited to a maximum of 15 percent of the lot area. 3. THAT no part of this By-law will come into force until the provisions of the Planming Act .have been complied with, but subject to such provisions the By-law will t$ke effect from the day of passing thereof. ! To amend ~y-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone the subject f lands, being Part of Lot 185 on Registered Plan 246, from "General Industrial (~2) Zone" to "General Industrial Exception (M2-7) Zone." The By-law will permit use qf the lands such as for an office and permit ancillary uses such as cafeteria, daycare, and fitness facilities for employees.
