BEING A BY-LAW to
amend By-taw No. 2213-78
WHEREAS it is deemed advisable to amend By-law 2213-78;
NOW THEREFORE THE MUNICIPAL COUNCIL OF THE CORPORATION OF THE
TOWN AURORA ENACTS AS FOLLOWS:
1. THAT By-law No. 4394-02.0 shall apply to the lands known as Part of Lot
185, on Registered Plan 246, and zoned "General Industrial Exception (M2-7)
Zone on Schedule "A" attached hereto and forming part of this By-law.
2. THAT Section 26.4.8.1 shall be deleted in its entirety and replaced with the
following:
"Section 26.4.8.1 Uses Permitted
• offices, other than the office of a doctor or drugless practitioner,
with accessory uses such as recreation facilities, day care facilities
and cafeterias being permitted for use by employees, provided that
the floor area of any premises is not less than 440 square metres
• ancillary retail in accordance with the provisions of Section 6.50
• auction centres
• banquet halls
• data processing centres
• fitness centres, recreation centres and private clubs provided that
no part of the building in which such uses are located i:;; used for
any warehouse or industrial use
• places of worship
• research labs, excluding explosive, hazardous materials
• office use accessory to a permitted use on the same premises
3. THAT no part of this By-law shall come into force until the provisions of the
Planning Act have been complied with, but subject to such provisions, the By-
law shall take effect from the day of passing thereof.

Re: Zoning By-law No. 4394-02.0
By-law Number 4394-02.0 has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, as
amended by by-law 4357-02.0, relating to the subject lands being Part of Lot 185 on
Registered Plan 246, to alter permitted uses within "General Industrial Exception (M2-7)
Zone" and to provide certain limitations on those uses. Uses to be eliminated are
warehouses and industrial uses, an office as a single source use, repair shops, light
and trade schools. Uses added are offices other than the office of a doctor or drug less
practitioner, with accessory uses such as recreation facilities, day care facilities,
cafeterias, being permitted for use by employees, provided the floor area of any
premises is not less than 440 square metres. All other provisions of by-law 2213-78 as
amended by by-law 4357-02.0 continue to apply to the subject lands and the General
Industrial Exception (M2-7) zone.

Town of Aurora, passed by the Council of the Corporation on the 27th day of November, 2002,
was given on the 28th day of November, 2002, in the manner and form and to the persons
prescribed by Ontario Regulation 199/96, as amended, made by the Lieutenant Governor-in-
Council under subsection (18) of section 34 of The Planning Act (1990). I also certify that the 20
day appeal period expired on the 18th day of December, 2002, and to this date no notice of appeal
of the By-law has been filed by any person in the office of the Clerk.
