THE CORPORATION OF THE TOWN OF AURORA
By-law Number 4301-01.0
BEING A BY-LAW to amend
By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law Number 2213-78,
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as
follows:
1) THAT By-law No. 4301-01.0 shall apply to the lands known as Lots 5, 6, and 7
on Registered Plan 65M-2873, zoned Industrial Commercial C5-6 Exception
Zone on Schedule "A" to By-law No. 4301-01.0.
2) THAT, notwithstanding any provisions to the contrary, in addition to the uses
permitted in Section 23.A.11.1, medical and dental offices, to a maximum total
floor area of 770 square metres, shall be a permitted use.
3) THAT the following Section 23.A.11.3 be added to Section 23.A.11 of By-law No.
2213-78, as amended:
"23.A.11.3 Buildings Situate on More Than One Lot
Where a building or its associated parking area and other ancillary
uses are situate on more than one lot, the lot and siting specifications
and all other pertinent provisions of the by-law shall be applied as if
the lots were one."
4) THAT no part of this By-law No. 4301-01.0 shall come into force until the
provisions of the Planning Act have been complied with, but subject to such
provisions, the By-law shall take effect from the day of passing thereof.

Explanatory Note
Re: Zoning By-law 4301-01.0
By-law 4301-01.0 has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to allow
medical and dental offices in addition to the already permitted uses for the lands, to a
maximum total floor area of 770 square metres.
In addition, where a building or its associated parking area and other ancillary uses
are situate on more than one lot, the amendment permits the lot and siting
specifications and all other pertinent provisions of the by-law to be applied as if the
lots were one.
