BEING A BY-LAW to
amend By-law 2213-78
WHEREAS it is deemed advisable to amend By-law 2213-78.
AND WHEREAS the municipal Council of the Corporation of the Town of Aurora deems
it necessary and expedient to amend By-law 2213-78, as amended;
NOW THEREFORE THE MUNICIPAL COUNCIL OF THE CORPORATION OF THE
TOWN OF AURORA ENACTS AS FOLLOWS:
1. THAT the zoning category applying to the lands shown in hatching on Schedule
"A" attached hereto and forming part of this By-law is hereby amended from
"Special Mixed Density Residential (R5) Zone" to "Special Mixed Density
Residential (R5-27) Exception Zone."
2. THAT the following be added as Section 14.3.26 "Special Mixed Density
Residential (R5-27) Exception Zone."
Section 14.3.26 Special. Mixed Density Residential (RS-27) Exception Zone
The lands zoned R5-27 on Schedule "A" attached hereto and forming part of this
By-law shall only be used for a business and professional office, excluding
medical offices.
14.3.26.1 Notwithstanding any provision to the contrary, the minimum front
yard setback for lands zoned R5-27 shall be 4.3 metres.
14.3.26.2 Notwithstanding any provision to the contrary, the minimum
westerly side yard setback for lands zoned R5-27 shall be 1.5
metres.
14.3.26.3 Notwithstanding any provision to the contrary, a porch may project
2.1 metres into the front yard on the lands zoned R5-27.
14.3.26.4 Notwithstanding Section 6.26, the minimum parking aisle and
maneuvering width on the lands zoned R5-27 shall be 7.0 metres.
14.3.26.5 Notwithstanding Section 6.27.6, the minimum driveway distance to
the wall of a building on the lands zoned R5-27 shall be 0.0 metres.
14.3.26.6 Notwithstanding Section 6.27.8(a), the minimum driveway width on
the lands zoned R5-27 shall be 3.5 metres.
14.3.26.7 Notwithstanding Section 6.27.8(e), the minimum width of the
entrance and exit ramp on the lands zoned R5-27 shall be 4.5
metres.
14.3.26.8 Notwithstanding Section 6.31.2(ii), the minimum required buffer
strip along the easterly property line shall extend northward 28
metres from the southern property line, and nil adjacent to the
driveway, on the lands zoned R5-27.
3. THAT no part of this By-law will come into force until the provisions of the
Planning Act have been complied with, but subject to such provisions the By-law
will take effect from the day of passing thereof.

By-law Number 4306-01.D has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone
the subject lands being Part of Lot 2, South of Wellington Street, Registered Plan 68,
located at 53 Wellington Street East, from "Special Mixed Density Residential (R5)
Zone" to "Special Mixed Density Residential (R5-27) Exception Zone," permitting the use
of the lands for a business and professional office, excluding medical offices.
