BEING A BY-LAW to
amend By-law 2213-78
WHEREAS it is deemed advisable to amend By-law 2213-78.
AND WHEREAS the municipal Council of the Corporation of the Town of Aurora deems
it necessary and expedient to amend By-law 2213-78, as amended;
NOW THEREFORE THE MUNICIPAL COUNCIL OF THE CORPORATION OF THE
TOWN OF AURORA ENACTS AS FOLLOWS:
1. THAT the zoning category applying to the lands shown in shading on Schedule
"A" attached hereto and forming part of this By-law is hereby amended from
"Semi-Detached and Duplex Dwelling Third Density Residential (R3-16)
Exception Zone" to "Row Dwelling Residential (R6-43) Exception Zone," from
"Holding (H) Zone" to "Row Dwelling Residential (R6-43) Exception Zone," and
from "Holding (H) Zone" to "Semi-Detached and Duplex Dwelling Third Density
Residential (R3-16) Exception Zone."
2. THAT no part of this By-law will come into force until the provisions of the
Planning Act have been complied with, but subject to such provisions the By-law
will take effect from the day of passing thereof.
READ A FIRST, SECOND AND THIRD TIME THIS 8TH DAY OF MAY, 2001.

Explanatory Note
Re: Zoning By-law No. 4279-01.D
By-law Number 4279-01.D has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone
the subject lands being Lot 15 and Block 44, Registered Plan 65M-3461 and Block 4,
Registered Plan 65M-2976, located on the corner of Stone Road and Millcliff Circle from
"Semi-Detached and Duplex Dwelling Third Density Residential (R3-16) Exception
Zone" to "Row Dwelling Residential (R6-43) Exception Zone," from "Holding (H) Zone"
to "Row Dwelling Residential (R6-43) Exception Zone," and from "Holding (H) Zone" to
"Semi-Detached and Duplex Dwelling Third Density Residential (R3-16) Exception
Zone." The subject lands are.currently undeveloped, therefore this By-law allows for
the development of the lands for three townhouse units and semi-detached units, in
conjunction with the lands to the north. One additional unit may be constructed as a
result of this by-law, thus the subject lands will be developed for three townhouse units ·
and four semi-detached units, instead of six semi-detached units that could have been
constructed with the former zoning in place.

I, Bob Panizza, hereby certify that the notice for By-law #4279-0l.D of the Corporation of the
Town of Aurora, passed by the Council of the Corporation on the 8"' day of May, 2001, was given
on the 15"' day of May, 2001, in. the manner and form and to the persons prescribed by Ontario
Regulation 199/96, as amended, made by the Lieutenant Governor-in-Council under subsection
(18) of section 34 ofThe Planning Act (1990). I also certify that the 20 day appeal period expired
on the 11"' day of June, 2001, and to this date no notice of appeal of the By-law has been filed by
any person in the office of the Clerk.
