BEING A BY-LAW to
amend By-law 2213-78
WHEREAS it is deemed advisable to amend By-law 2213-78.
AND WHEREAS the municipal Council of the Corporation of the Town of Aurora deems
it necessary and expedient to amend By-law 2213-78, as amended;
NOW THEREFORE THE MUNICIPAL COUNCIL OF THE CORPORATION OF THE
TOWN OF AURORA ENACTS AS FOLLOWS:
1. THAT the zoning category applying to the lands shown in shading on Schedule
"A" attached hereto and forming part of this By-law is hereby amended from
"Rural Residential (R) Zone" to "Detached Dwelling First Density Residential (R1-
30) Exception Zone" and "Detached Dwelling Second Density Residential (R2-
70) Exception Zone."
2. THAT the following be added as Section 10.32 "Detached Dwelling First Density
Residential (R1-30) Exception Zone."
10.32 Notwithstanding the provisions of Sections 10.1 and 10.2 respecting
minimum lot frontage, the lot frontage for the lands zoned R1-30 shall be
a minimum of 15.2 metres. All other provisions of Sections 10.1 through
to 1 0.2.3 shall apply.
3. THAT the following be added as Section 11.72 "Detached Dwelling Second
Density Residential (R2-70) Exception Zone."
11.72 Notwithstanding the provisions of Sections 11.1, 11.2 and 6.18, respecting
minimum lot frontage, for the purposes of Section 6.18, the right-of-way
of 7.5 metres abutting Henderson Drive shall be deemed to be the lot
frontage. Notwithstanding the provisions of Section 3. 78 respecting front
lot line, for the purposes of the R2-70 zone, the lot line abutting the right-
of-way designated as Parts 3 and 6 on plan 65R-23126, shall be deemed
to be the front lot line. All other provisions of Sections 11.1 through to
11.2.3 shall apply.
4. THAT no part of this By-law will come into force until the provisions of the
Planning Act have been complied with, but subject to such provisions the By-law
will take effect from the day of passing thereof.

By-law Number 4254-01.D has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone .
the subject lands being Part of Lot 76, Concession 1, W.Y.S., municipally known as 660
Henderson Drive from "Rural Residential (R) Zone" to "Detached Dwelling First Density
Residential (R1-30) Exception Zone" and "Detached Dwelling Second Density
Residential (R2-70) Exception Zone." The subject lands are currently being used and
will continue to be used as a residence. On July 8, 1999, the Committee of Adjustment
approved the severance of two residential building lots which will have frontages along
Henderson Drive, subject to the approval of this By-law. Therefore, this By-law will
implement the aforementioned.

I, Bob Panizza, hereby certify that the notice for By-law #4254-01.0 of the Corporation of the
Town of Aurora, passed by the Council of the Corporation on the 2ih day of February, 2001,
was given on the 81h day of March, 2001, in the manner and form and to the persons prescribed
by Ontario Regulation 199/96, as amended, made by the Lieutenant Governor-in-Council under
subsection (18) of section 34 of The Planning Act (1990). I also certify that the 20 day appeal
period expired on the 281h day of March, 2001, and to this date no notice of appeal of the By-law
has been filed by any person in the office of the Clerk.
