BYLAW - ZBA 30 Eric T Smith Way - 20150331 - 570115THE CORPORATION OF THE TOWN OF AURORA By-law Number 5701-15 BEING A BY-LAW to amend Zoning By-law Number 2213-78, as amended (30 Eric T. Smith Way). WHEREAS section 34 of the Planning Act, R.S.O. 1990, c. P.13, as amended, provides that the councils of local municipalities may pass zoning by-laws; AND WHEREAS the Council of The Corporation of the Town of Aurora (the "Town") enacted By-law Number 2213-78, including amendments thereto (the "Zoning By- law"); AND WHEREAS the Council of the Town enacted By-law Number 5436-12, being by-law to amend the Zoning By-law with respect to certain lands shown on Schedule "A" of By-law Number 5436-12; AND WHEREAS the Council of the Town deems it necessary and expedient to further amend the Zoning By-law respecting a portion of the said lands shown in By- law Number 5436-12; NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF AURORA HEREBY ENACTS AS FOLLOWS: 1. THAT the Zoning By-law be and is hereby amended to replace the "Business Park (BP-4i) Exception Zone" zoning category applying to the lands shown in hatching on Schedule "A" attached hereto and forming part of this By-law with "Business Park (BP-14) Exception Zone". 2. THAT the Zoning By-law be and is hereby amended to add the following: "27.D.18 BUSINESS PARK (BP-14) EXCEPTION ZONE 27.D.18.1 Uses Permitted In accordance with Sections 27.13.2 and 27.D.3. 27.D.18.2 Zone Requirements 27.D.18.2.1 Lot Specifications: Lot Area (minimum) Lot Frontage (minimum) 27.D.18.2.2 Siting Specifications: In accordance with Section 27.13.4.2 27.D.18.2.3 Landscaping Requirements: In accordance with Section 27.D.4.3 27.D.18.2.4 Building Specifications: In accordance with Section 27.D.4.3 27.D.18.2.5 Loading Space Requirements: In accordance with Section 27.D.4.5 0.35 hectare 40 metres By-law Number 5701-15 Page 2 of 3 27.D.18.2.6 Parking Requirements: In accordance with Section 27.D.4.6." 3. THAT this By-law shall come into full force subject to compliance with the provisions of the Planning Act, R.S.O. 1990, c. TOWN CLERK By-law Number 5701-15 Page 3 of 3 Explanatory Note Re: Zoning By-law Number 5701-15 By-law Number 5701-15 has the following purpose and effect: To amend By-law Number 2213-78, as amended, being the Zoning By-law in effect in the Town of Aurora, to amend the subject lands from "Business Park (BP-4i) Exception Zone" to "Business Park (BP-14) Exception Zone". The by-law amendment will permit a reduced lot frontage of 40 metres and a lot area of 0.35 hectare.
