THE CORPORATION OF THE TOWN OF AURORA

BEING A BY-LAW to amend
By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows:
1) THAT Section 21.13 is hereby amended by deleting the contents of that section and
replacing them with the following:
21.13.1 Uses Permitted
In accordance with Section 21.1 with the exception that the maximum number
of units shall be eighteen.
21.13.2 Zone Requirements
21.13.2.1 Lot Specifications
In accordance with Section 21.2. L
21.13.2.2 Siting Specifications
In accordance with Section 21.2.2.
21.13.2.3 Building Specifications
Height (maximum) 3 storeys
Notwithstanding the above, a maximum of 5 storeys shall be permitted
provided that the fourth and fifth storeys are set back a minimum of 6.10
metres from the main front of the third storey.
21.13.3 Parking Location and Specifications
In accordance with Sections 21.2.4 and 6.26.
21.13.4 Amenitv Area
Notwithstanding the provisions of Section 7.2, the required amenity area
located interior to the building shall be 100.0 square metres.
21.13.5 Other Provisions
21.13.4.1 Notwithstanding the provisions of Section 6.27.8, the minimum ingress and
egress shall be 2.3 metres. All other provisions of Section 6.27.8 shall apply.
21.13.4.2 Notwithstanding the provisions of Section 6.26, the minimum manoeuvring
area shall be 6.3 metres. All other provisions of Section 6.26 shall apply.

21.13.4.3 Notwithstanding the provisions of Section 6.31, the required buffer strip along
the southern property line shall be nil. All other provisions of Section 6.31
shall apply.
21.13.4.4 The provisions of Section 6.13.5 and 6.13.6 and Section 6.27.6 shall not apply.
2) No part of this By-law will come into force until the provisions of the Planning Act have
been complied with, but subject to such provisions the By-law will take effect from the
day of passing thereof.

Explanatory Note
Re: Zoning By-law Number 4177-00.D
By-law 4177-00.D has the following purpose and effect:
To amend the provisions of the "Central Commercial (C2-11) Exception Zone" within By-law
2213-78, the Zoning By-law in effect in the Town of Aurora, effecting lands identified as Part
of Lots 3, 4 & 5 Plan 68 and municipally known as 15207 Yonge Street. The amendment is to
allow for a maximum of eighteen apartment dwelling units within the building, and to recognize
exceptions to the manoeuvring area and buffer strip requirements.

I, Bob Panizza, hereby certify that the notice for By-law #4177-00.D of the Corporation of the
Town of Aurora, passed by the Council of the Corporation on the 9th day of May, 2000, was
given on the lOth day of May, 2000, in the manner and form and to the persons prescribed by
Ontario Regulation 199/96, as amended, made by the Lieutenant Governor-in-Council under
subsection (18) of section 34 of The Planning Act (1990). I also certify that the 20 day appeal
period expired on the 30th day of May, 2000, and to this date no notice of appeal of the By-law
has been filed by any person in the office of the Clerk.
