BEING A BY-LAW to amend
By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law number 2213-78, as amended.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as
follows:
1) THAT the zoning category applying to the lands known as Part of Lot 28, Registered
Plan 246, shown on Schedule "A" attached hereto and forming part of By-law No.
4237-00.D, is hereby amended from "Institutional (I) Zone" to "Row Dwelling
Residential (R6-4 7) Exception Zone".
2) THAT Section 15 is hereby amended by adding the following as Section 15.51 "Row
Dwelling Residential (R6-47) Exception Zone".

Explanatory Note
Re: Zoning By-law 4237-00.D
By-law 4237-00.D has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora to rezone the subject
lands known as Part of Lot 28, Registered Plan 246 (135 Wellington Street W.) from "Institutional
(I) Zone" to "Row Dwelling Residential (R6-4 7) Exception Zone".
The purpose of the amendment is to permit the development of the subject lands for a maximum of
13 rowhouse condominium nnits. Exceptions to the R6 zone standards are as follows: an increase
in the total parcel lot frontage minimum from 30 metres (98.4 ft.) to 38.0 metres (124.7 ft.); a
decrease in the width of each dwelling unit from 6.0 metres (19.68 ft) to 4.6 metres (15.09 ft); a
reduction in the setback from the Wellington Street West lot line from 6.0 metres to 4.0 metres
(13.12 ft); an increase in the maximum permitted height from 10 metres (32.8 ft.) to 11.0 metres
(36.1 ft.); and, an increase in the maximum permitted lot coverage from 25% to 26%.

AFFIDAVIT UNDER SECTION 34(22) OF THE PLANNING ACT (1990)
I, Bob Panizza, hereby certify that the notice for By-law #4237-00.D of the Corporation of the
Town of Aurora, passed by the Council of the Corporation on the 24th day of October, 2000, was
given on the 31" day of October, 2000, in the manner and form and to the persons prescribed by
Ontario Regulation 199/96, as amended, made by the Lieutenant Governor-in-Council under
subsection (18) of section 34 of The Planning Act (1990). I also certify that the 20 day appeal
period expired on the 20th day of November, 2000, and to this date no notice of appeal of the By-
law has been filed by any person in the office of the Clerk.
