BYLAW - Amend 221378 (Aurora Corporate Centre) - 20001010 - 422400THE CORPORATION OF THE TOWN OF AURORA By-law Number 4224-00.D BEING A BY-LAW to amend By-law No. 2213-78 Aurora Corporate Centre Chafam Premiere Inc. HEREAS it is deemed advisable to amend By-law Number 2213-78, OW THEREFORE the Council of the Corporation of the Town of Aurora enacts as Hows: ) THAT the zoning category applying to the lands shown in dark outline on Schedule "A" attached hereto and forming part of this By-law, and more specificaHy referred to as Lots 5, 6, and 7 on Registered Plan 65M-2873, is hereby amended from: "Prestige Industrial (M4) Zone" to "Industrial Commercial CS-6 Exception Zone". ) THAT Section 23.A. is hereby amended by adding the foHowing as Section 23.A. 11, "Industrial Commercial CS-6 Exception Zone". 23.A.ll 23.A.11.1 INDUSTRIAL COMMERCIAL (CS-6) EXCEPTION ZONE Uses Permitted a) -business and professional offices, excluding medical computer software manufacturing and distribution facilities data processing centres daycare centers video conferencing centres Video Conferencing Centre: Means a premises which provides telecommunication, audio visual and/or similar equipment and facilities to be used by businesses and/or organizations for meetings, conferences, seminars or like activities. b) Notwithstanding any provisions to the contrary, accessory uses shaH be permitted in the business and professional office buildings only, and in accordance with the foHowing provisions. i) ancillary commercial uses to serve the users of the office buildings, shaH be located on the ground floor only, and shaH only include convenience goods such as newspapers, magazines, tobacco products and candy, a snack bar and/or coffee shop, and a copy and/or printing shop; and -2- ii) the accessory uses permitted in i) above shall be subject to the following provisions: no public access shall be permitted except from the interior ofthe building. a pylon sign advertising for accessory use tenants may be permitted subject to an approved site plan and in accordance with the provisions of the Town of Aurora's Sign By-law. 23.A.11.2 Zone Requirements 23.A.11.2.1 Lot Specifications In accordance with Section 23 .A.2.1 23 .A.11.2.2 Siting Specifications In accordance with Section 23.A.2.2 23 .A.11.2.3 Building Specifications Height (maximum) 23 .A.11.2.4 Loading the greater of 6 storeys or 25.0 metres Notwithstanding the provisions of Section 19.2, a minimum of one loading space per office building shall be required. All other provisions of Section 19.2 shall apply. 23.A.11.2.5 Ingress and Egress Notwithstanding the ingress and egress provrswns of Section 6.27.8(e), four entrance and exit ramps to the subject lands shall be permitted. The width of such ramps at the streetline and edge of pavement are to be accordance with an approved site plan. ) No part of this By-law will come into force until the provisions of the Planning Act have been complied with, but subject to such provisions, the By-law will take effect from the day of passing thereof. Explanatory Note Re: Zoning By-law 4224-00.D By-law 4224-00.D has the following purpose and effect: To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone the subject lands known as Lots 5, 6, and 7 on Registered Plan 65M-2873 from "Prestige Industrial (M4) Zone" to "Industrial Commercial CS-6 Exception Zone". The purpose of the amendment is to allow for the use of the subject lands for an office complex, with a maximum height of 6 storeys. The by-law would permit the following uses: business and professional offices, excluding medical, computer software manufacturing and distribution facilities, data processing centres, daycare centers, and video conferencing centres. In addition, ancillary commercial uses to serve the users of the office buildings, shall be located on the ground floor only, and shall only include convenience goods such as newspapers, magazines, tobacco products and candy, a snack bar and/or coffee shop, and a copy and/or printing shop. I also certify that the 20 day appeal period expired on the 6th day of November, 2000, and to this date no notice of appeal of the By- law has been filed by any person in the office of the Clerk.
