THE CORPORATION OF THE TOWN OF AURORA
By-law Number 4167-00.D
BEING A BY-LAW to amend
By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation ofthe Town of Aurora enacts as follows:
1. That the zoning category applying to the lands shown in shading on Schedule "A"
attached hereto and forming part of this By-law is hereby amended from "General
Industrial (M2) Zone" to "General Industrial (M2-6) Exception Zone."
2. THAT the following be added as Section 26.4.7 "General Industrial (M2-6) Exception
Zone."
26.4.7 Notwithstanding the provisions of Sections 26.1 through to 26.3, the
minimum Lot Area shall be 1375.0 square metres, the minimum Front
Yard setback shall be 2.95 metres, and the minimum Side Yard setback
for Buildings up to 10 metres in height shall be 0.55 metres. For the
Purpose of this by-law, "warehouse" shall mean premises used for the
storage and or distribution of wares or goods however does not include a
commercial self storage facility. All other provisions of Sections 26.1
through to 26.3 shall apply.
3. No part of this By-law will come into force until the provisions of the Planning Act have.
been complied with, but subject to such provisions the By-law will take effect from the
day of passing thereof.

Explanatory Note
Re: Zoning By-law No. 4167-00.D
By-law Number 4167-00.D has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone the subject
lands being Part of Lot 152, Plan 246 and Part 1, Reference Plans 65R-18410 and 65R-19055,
municipally known as 50 Industrial Parkway South from "General Industrial (M2) Zone" to "General
Industrial (M2-6) Exception Zone." The subject lands are currently being used and will continue
to be used as a warehouse and distribution centre for petroleum and petroleum-related materials and
equipment. The amendment will bring the subject lands into compliance with the Town's Zoning
By-law, and would allow for the reduction in the minimum lot area and front and side yard set back
requirements. This amendment does not propose any further development of the site at this time.

I, Bob Panizza, hereby certify that the notice for By-law #4167-00.D of the Corporation of the
Town of Aurora, passed by. the Council of the Corporation on the 251h day of April, 2000, was
given on the 281h day of April, 2000, in the manner and form and to the persons prescribed by
Ontario Regulation 199/96, as amended, made by the Lieutenant Governor-in-Council under
subsection (18) of section 34 of The Planning Act (1990). I also certify that the 20 day appeal
period expired on the 1~ day of May, 2000, and to this date no notice of appeal of the By-law
has been filed by any person in the office of the Clerk.
