BEING A BY-LAW to amend
By-law No. 2213-78

WHEREAS it is deemed advisable to amend By-law nnmber 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows:
1) THAT the zoning category applying to the lands shown in dark outline on Schedule "A"
attached hereto and forming part of this By-law is hereby amended from "Special Mixed
Density Residential (R5) Zone" to "Special Mixed Density Residential (RS-25) Exception
Zone".
2) THAT Section 14 is hereby amended by adding the following as Section 14.3.24 "Special
Mixed Density Residential (R5-25) Exception Zone".
14.3.24 Special Mixed Density Residential (RS-25) Exception Zone
Notwithstanding the provisions of Sections 14.1 and 14.2, business and
professional offices shall be permitted within the existing building.
Notwithstanding the provisions of Section 6.26, the minimum
manoeuvring area shall be 6.0 metres. Notwithstanding the provisions of
Section 6.31, the minimum width of the buffer strip shall be 1.5 metres.
All other provisions of Sections 14.1, 14.2, 6.26 and 6.31 shall apply.
3) No part of this By-law will come into force until the provisions of the Planning Act have
been complied with, but subject to such provisions the By-law will take effect from the
day of passing thereof.

Explanatory Note
Re: Zoning By-law 4194-00.D
By-law 4194-00.D has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone the
subject lands, Part of Lot 57, Registered Plan 246, municipally known as 15054 Yonge Street,
from "Special Mixed Density Residential (R5) Zone" to "Special Mixed Density Residential (RS-
25) Exception Zone". The purpose of the amendment is to allow for the use of the existing
building for business and professional offices. Other provisions included in the by-law are
reductions in the required buffer area and manoeuvring area.

I, Bob Panizza, hereby certify that the notice for By-law #4194-00.D of the Corporation of the
Town of Aurora, passed by the Council of the Corporation on the 27., day of June, 2000, was
given on the 7., day of July, 2000, in the manner and form and to the persons prescribed by
Ontario Regulation 199/96, as amended, made by the Lieutenant Governor-in-Council under
subsection (18) of section 34 of The Planning Act (1990). I also certify that the 20 day appeal
period expired on the 27., day of July, 2000, and to this date no notice of appeal of the By-law
has been filed by any person in the office of the Clerk.
