Amendment No. 32
The Council of the Corporation of the Town of Aurora, under Section 17 (22) of the
Planning Act, RSO 1990 Chapter P. 13 as amended, hereby enacts as follows:
1. Official Plan Amendment No. 32 for the Town of Aurora, consisting of the attached
explanatory text and schedules, is hereby adopted.
2. The Clerk is hereby authorized and directed to make application to the Regional
Municipality of York for approval of Official Plan Amendment No. 32 for the
Town of Aurora.
3. This By-law shall come into force and take effect on the day of the final passage
thereof.

PART 1: THE PREAMBLE
1.0 INTRODUCTION
This part of the Amendment entitled Part I: The Preamble, introduces the Amendment and
describes the context and planning process leading to the document's preparation. It is for
explanatory purposes only and does not form part of the Amendment.
2.0 PURPOSE
The purpose of this amendment is to change the land use designation on the subject property
shown on Schedule "A" attached hereto and forming part of this amendment, from "Institutional"
to " Urban Residential " to recognize the use of the lands for a proposed townhouse complex.
3.0 LOCATION
·The subject property, municipally known as 135 Wellington Street West, is located on the north
side of Wellington Street West, to the east of Murray Drive adjacent to the Aurora Senior Public
School, more particularly described as Part of Lot 28, Registered Plan 246.
4.0 BASIS OF THE AMENDMENT
Council has adopted this amendment in response to the following:
4.1 A rezoning application was filed with the Town of Aurora to allow for the redevelopment
of the subject lands for thirteen-unit townhouse complex.
4.2 The proposal appears to be consistent with the existing residential built fabric of the
Wellington Street West corridor that is made up of a variety of medium to higher density
housing forms, tenures and styles. This is in keeping with the Urban Residential policies
and provisions of the Aurora Official Plan that promote the creation of diversified
residential communities containing a broad range of housing sizes, densities, tenures and
prices.
4.3 The redevelopment of the lands will allow for the intensification of urban serviced land, as
promoted by Provincial government initiatives and Aurora Official Plan objectives (OPA
#1, Housing Intensification), providing for a more efficient use of the existing municipal
infrastructure.

PART 2: THE AMENDMENT
1.0 INTRODUCTION
All of this part of the document entitled Part 2: The Amendment, consisting of the following text
and attached map, designated Schedule "A", constitutes Amendment No. 32 to the Official Plan
for the Town of Aurora.
2.0 DETAILS OF THE AMENDMENT
The Official Plan of the Town of Aurora is hereby amended as follows:
Item (1): The subject property, being Part of Lot 28, Registered Plan 246 and municipally
known as 135 Wellington Street West, is hereby redesignated from "Institutional" to "Urban
Residential".

3.0 IMPLEMENTATION AND INTERPRETATION
3.1 The implementation and interpretation of this amendment shall be in accordance with the
respective policies of the Aurora Official Plan, and as may be more specifically set out or
implied within the policies contained within the Zoning By-law, Subdivision and Site Plan
Agreements.

Re: Official Plan Amendment Number 32
Amendment No. 32 affects a parcel ofland municipally known as 135 Wellington Street West
and located on the north side of Wellington Street West, to the east of Murray Drive adjacent to
the Aurora Senior Public School. The parcel is described as Part of Lot 28, Registered Plan 246.
The owners of the subject land wish to redevelop the site for a thirteen unit condominium
townhouse complex. Amendment Number 32 redesignates the subject lands from Institutional
to Urban Residential to Institutional in order to accommodate the development.
