NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows: I) THAT the zoning category applying to the lands shown in dark outline on Schedule "A" attached hereto and forming part of this By-law is hereby amended from "Environmental Protection (E.P.) Zone" to "Environmental Protection (EP-11) Exception Zone". 2) THAT Section 30 is hereby amended by adding the following as Section 30.3.12 "Environmental Protection (EP-11) Exception Zone". 30.3.12.1 Uses Permitted -one semi-detached dwelling unit per lot -private home day care For the purposes of the EP-11 Zone, section 3.17.1 shall not apply. 30.3.12.2 Zone Reauirements 30.3.12.2.1 Lot Specifications Lot Area per pair of units (minimum): Lot Frontage per unit (minimum): -per pair of units -per unit 30.3.12.2.2 Siting Specifications Front Yard (minimum): -Main Building -Garage Rear Yard (minimum) Interior Side Yard (minimum): -From East Property Line -From West Property Line 650 square metres 24.0 metres 11.0 metres 7.0 metres 7.0 metres 26.0 metres 5.0 metres 7.5 metres 30.3.12.2.2.1 Notwithstanding the provisions of Section 6.48.1, the required minimum distance separation between balconies, open-sided roofed porches, uncovered terraces, patios, steps and landings, and the common lot line between attached units shall be nil. 30.3.12.2.2.2 Notwithstanding the above, the minimum required setback from the common lot line between an attached pair of dwelling units shall be nil for the main building and the garage. 30.3.12.2.3 Building Specifications Floor Area (minimum) (per unit): -one ( 1) storey -two (2) storey Lot Coverage (maximum): Height (maximum) 90 square metres 1 00 square metres 35 percent 10 metres 3) No part of this By-law will come into force until the provisions of the Planning Act have been complied with, but subject to such provisions the By-law will take effect from the day of passing thereof. D Explanatory Note Re: Zoning By-law 4081-99.D By-law 4081-99.D has the following purpose and effect: To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to rezone the subject lands, Part of Lots 24 and 25, Registered Plan 9, municipally known as 35 & 37 Tyler Street, from "Environmental Protection (E.P.) Zone" to "Environmental Protection (EP-11) Exception Zone". The purpose of the amendment is to allow for the existing building on the lands to be used as a semi-detached structure. Lot and siting specifications have been defined to limit the building envelope available to that of the existing structure.
