I, Lawrence Allison, hereby certify that the notice for By-law# 4042-99.D of the Corporation of
the Town of Aurora, passed by the Council of the Corporation on the 24th day of March, 1999,
was given on the 8th day of April, 1999, in the manner and form and to the persons prescribed by
Ontario Regulation 199/96, as amended, made by. the Lieutenant Governor-in-Council under
subsection (18) of section 34 of The Planning Act (1990). I also certify that the 20 day appeal
period expired on the 28th day of April, 1999, and to this date no notice of appeal of the By-law
has been filed by any person in the office of the Clerk.

BEING A BY-LAW to amend
By-law No. 22/3-78
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows:
1) THAT Section 23.3.1 "Shopping Centre Commercial (C4-1) Exception Zone" is hereby
amended by deleting the permitted uses for Building A and replacing them with the
following:
23.3.1.1 Uses Permitted
Building A
bake shops
bake shops, special
banks or financial establishments
bowling alleys
business and professional offices
clinics
drug stores
dry cleaners distribution stations or depots
health centres
libraries, post offices and government administrative offices
medical and dental laboratories
places of entertainment
personal service shops
private and commercial clubs
religious institutions
restaurants
retail stores
supermarkets
storage uses accessory to permitted commercial uses
commercial schools provided that the combined commercial floor area
devoted to the use on the entire site does not exceed 242 square metres.
one apartment suite per shopping centre for caretaker accommodation in
accordance with the provisions of Section 7.4.
2) THAT Section 23.3.1 is further amended by the addition of the following definition as
section 23.3.1.3.
22.3.1.3 School, Commercial
means a premises used for the instructing or training seven or more students in dance,
music, art, golf, business, hairdressing, martial arts, gymnastics, computers, academic
subjects, learning skills, or like activities however does not include a trade school or
a full time elementary/secondary school.
3) No part of this By-law will come into force until the provisions of the Planning Act have
been complied with, but subject to such provisions the By-law will take effect from the day
of passing thereof.

Explanatory Note
Re: Zoning By-law Number 4042-99.D
By-law 4042-99.0 has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora, to expand the
permitted size of a commercial school from 186 m2 to 242 m 2 and to delete the restriction that
commercial schools shall not include elementary schools under the current zoning pertaining to the
subject lands, being 2-24 Orchard Heights Boulevard (Part of Lot 1, R.P. 246). The definition for
school, commercial has also been revised to insure that a "full time school" is not permitted on the
site.
