BEING A BY-LAW to amend
By-law 2213-78.
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Municipal Council of the Corporation of the Town of Aurora ENACTS
AS FOLLOWS:
I) THAT the zoning category applying to the lands shown in shading on Schedule "A" attached
hereto and forming part of this By-law is hereby amended from "Holding (H) Zone" to
"Detached Dwelling First Density (Rl-25) Exception Zone" and "Detached Dwelling First
Density (R!-26) Exception Zone".
2) THAT Section 10 is hereby amended by adding the following as Section 10.27 "Detached
Dwelling First Density (Rl-25) Exception Zone"
10.27.1 Uses Permitted
In accordance with Section 10 .I hereof.
10.27.2 Zone Reguirements
10.27.2.1 Lot Specifications
In accordance with Section 10.2.1 hereof.
10.27.2.2 Siting Specifications
In accordance with Section 10.2.2 hereof.
10.27.2.2.1 Notwithstanding the provisions of Section 6.2, the minimum interior
sideyard setback for the existing accessory building shall be 1.4 metres.
All other provisions of Section 6.2 shall apply.
10.27.2.3 Building Specifications
In accordance with Section 10.2.3 hereof.

3) THAT Section 10 is hereby amended by adding the following as Section 10.28 "Detached
Dwelling First Density (Rl-26) Exception Zone"

4. THAT the provisions of this By-law shall come into force and effect upon third
reading thereof.

Re: Zoning By-law 3989-98.D
By-law 3989-98.D has the following purpose and effect:
To amend By-Law No. 2213-78, the Zoning By-Law in effect in the Town of Aurora, to rezone the
subject lands, being 14591 Bathurst Street, located oil the east side of Bathurst Street, north of
HendersonDrive, from "Holding (H) Zone" to "Detached Dwelling First Density (Rl-25) Exception
Zone" and "Detached Dwelling First Density (Rl-26) Exception Zone". The purpose of the
amendment is to recognize the existing dwelling and accessory buildings on the lot zoned "Detached
Dwelling First Density (Rl-25) Exception Zone"and to permit the development of the land for a
single detached dwelling with a reduction in the required frontage on the lot zoned "Detached
Dwelling First Density (Rl-26) Exception Zone".
The Rl-25 Zone recognizes the existing single detached dwelling and accessory buildings and
reduces the minimum Interior Sideyard setback for the accessory buildings from 4.5 metres (14.7
feet) to 1.4 metres (4.6 feet).
The R 1-26 Zone permits the development of one single detached dwelling with a reduction in the
required frontage from 30.0 metres (198.4 feet) to 13.0 metres (42.7 feet) to accommodate the lotting
of the interior road.

I, Lawrence Allison, hereby certify that the notice for By-law #3989-98.D of the Corporation of
the Town of Aurora, passed by the Council of the Corporation on the 28th day of October, 1998,
was given on the lOth day of November, 1998, in the manner and form and to the persons
prescribed by Ontario Regulation 199/96, as amended, made by the Lieutenant Governor-in-
Council under subsection (18) of section 34 of The Planning Act (1990). I also certify that the
20 day appeal period expired on the 30th day of November, 1998, and to this date no notice of
appeal of the By-law has been filed by any person in the office of the Clerk.
