BYLAW - Amend By law 2213 78 - 19981125 - 400598D............. j THE CORPORATION OF THE TOWN OF AURORA By-law Number 4005-98.D BEING A BY-LAW to amend By-law No. 2213-78 (Wong) WHEREAS it is deemed advisable to amend By-law number 2213-78. NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows: I. That Schedule "A" is hereby amended by changing the zoning category on the lands shown in shading on Schedule "A" attached hereto and forming part of this By-law, from "Service Commercial (C3) Zone (Urban)" to "Shopping Centre Commercial (C4-18) Exception Zone". 2. That Section 23 is hereby amended by adding the following as Section 23.18: "Shopping Centre Commercial (C4-18) Exception Zone". 23.18.1 Uses Permitted 23.18.2 23.18.2.1 23.18.2.2 ., automobile service centre banks or fmancial establishments bowling alleys business and professional offices clinics, restaurants, and take-out restaurants, provided the combined floor area of all restaurants and clinics does not exceed twenty percent of the total commercial floor area drug stores dry cleaner's distribution station or depot libraries, post offices and government administrative offices laundries gasoline bars and automotive washing establishments medical and dental laboratories places of entertainment, provided the use complies with the requirements of all applicable regulatory and/or licensing by-laws of the Town of Aurora personal service shops retail stores supermarkets I apartment suite per shopping centre for caretaker accommodation in accordance with the provisions of Section 7.4 Zone Requirements Lot Specifications Lot Area (minimum) Lot Frontage (minimum) Siting Specifications Front Yard (minimum) Rear Yard (minimum) Interior Side Yard (minimum) one side other side Exterior Side Yard (minimum) 5000.0 square metres 30.0 metres 12.0 metres 7.5 metres 4.0 metres 12.6 metres 12.0 metres 23.18.2.3 Building Specifications Lot Coverage (maximwn) Height (maximwn) 35.0 percent 10.0 metres 3. PASSED THIS 25thDAY SUBJECT LANDS REZONED FROM C3 TO C4-18 C4-17 C4-14 M2 0 SCHEDULE "A" TO BY-LAW NO. 4005-98.0 ., Explanatory Note Re: Zoning By-law Number 4005-98.D By-law 4005-98.0 has the following purpose and effect: To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora to rezone the subject lands, being Lot 4, Registrars Compiled Plan 10328, and municipally known as 14751 Yonge Street, from "Service Commercial (C3) Zone (Urban)" to "Shopping Centre Commercial (C4-18) Exception Zone". The purpose of the amendment is to permit retail stores on the lands. The C4-18 Zone also permits an exception to the minimum required interior side yard on one side of the property from 7.5 metres (24.6 ft) to 4.0 metres (13.1 ft.) to recognize the setback of the existing building.
