BYLAW - Amend By law 2213 78 - 19980826 - 396798DSt. Clair Veterinary Facilities Limited THE CORPORATION OF THE TOWN OF AURORA By-law Number 3967-98.D BEING A BY-LAW to amend By-law No. 2213-78 WHEREAS it is deemed advisable to amend By-law number 2213-78. NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows: I) THAT the zoning category applying to the lands shown in shading on Schedule "A" attached hereto and forming part of this By-law is hereby amended from "Restricted Industrial (Ml- A)Zone" to "Service Commercial (C3-10) Exception Zone". •· 2) THAT Section 22 is hereby amended by adding the following as Section 22.10 "Service Commercial (C3-10) Exception Zone". 22.10.1 Uses Permitted animal hospital one apartment dwelling unit above 22.10.2 Zone Requirements 22.10.2.1 Lot Specifications Lot Area (minimum) Lot Frontage (minimum) 22.1 0.2.2 Siting Specifications Front Yard-Main Building (minimum) Rear Yard (minimum) Side Yard (minimum) Side Yard-Accessory Building (minimum) I ,244 square metres 18.3 metres 5.5 metres 7.5 metres 2.7 metres 1.2 metres Notwithstanding any provisions to the contrary the sideyard setback for an open sided roofed porch existing prior to the enactment of this by-law shall be Nil. 22.10.2.3 Building Specifications Lot Coverage (maximum) Height (maximum) 22.10.2.4 Parking 35 percent 10 metres In accordance with Section 6.26 hereof with the exception that the cellar shall not be included in the floor area calculation. Notwithstanding Section 6.27.8 (e) the minimum width of entrance and exit ramps shall be 6.0 metres. 22.1 0.2.5 Buffer Strip Requirements Notwithstanding the provisions of section 6.31 the minimum required buffer strip along the west property line shall consist of a minimum of a 1.25 metre grassed strip and a 1.5 metre high solid wood fence. Such buffer strip shall extend a minimum of 30.5 metres from the north property limit. 3) No part of this By-law will come into force until the provisions of the Planning Act have been complied with, but subject to such provisions the By-law will take effect from the day of passing thereof.
