THE CORPORATION OF THE TOWN OF AURORA

BEING A BY-LAW to amend
By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows:
I) THAT the zoning category applying to the lands shown in shading on Schedule "A" attached
hereto and forming part of this By-law is hereby amended from "Restricted Industrial (Ml-
A)Zone" to "Service Commercial (C3-10) Exception Zone". •·
2) THAT Section 22 is hereby amended by adding the following as Section 22.10 "Service
Commercial (C3-10) Exception Zone".

Notwithstanding any provisions to the contrary the sideyard setback for an open sided roofed
porch existing prior to the enactment of this by-law shall be Nil.

In accordance with Section 6.26 hereof with the exception that the cellar shall
not be included in the floor area calculation.
Notwithstanding Section 6.27.8 (e) the minimum width of entrance and exit
ramps shall be 6.0 metres.
22.1 0.2.5 Buffer Strip Requirements
Notwithstanding the provisions of section 6.31 the minimum required buffer
strip along the west property line shall consist of a minimum of a 1.25 metre
grassed strip and a 1.5 metre high solid wood fence. Such buffer strip shall
extend a minimum of 30.5 metres from the north property limit.
3) No part of this By-law will come into force until the provisions of the Planning Act have
been complied with, but subject to such provisions the By-law will take effect from the day
of passing thereof.

Explanatory Note
Re: Zoning By-law Number 3967-98.D
By-law 3967-98.0 has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora to rezone the subject
lands, being Part 1-Plan of Lot 6, First Range South of Centre Street East ofRai1road, Registered
Plan 107 and Parts 4 and 7, Registered Plan 65R-20290, municipally known as 150 Wellington
Street East and a portion of Duggan Lane from "Restricted Industrial (M1-A) Zone" to "Service
Commercial (C3-10) Exception Zone". The amendment is to permit the property to be used for an
animal hospital on the ground floor and a single apartment unit on the second floor.

I, Lawrence Allison, hereby certify that the notice for By-law #3967-98.D of the Corporation of
the Town of Aurora, passed by the Council of the Corporation on the 26"' day of August, 1998,
was given on the 8"' day of September, 1998, in the manner and form and to the persons
prescribed by Ontario Regulation 199/96, as amended, made by the Lieutenant Governor-in-
Council under subsection (18) of section 34 of The Planning Act (1990). I also certify that the
20 day appeal period expired on the 28"' day of September, 1998, and to this date no notice of
appeal of the By-law has been filed by any person in the office of the Clerk.
