THE CORPORATION OF THE TOWN OF AURORA
By-law Number 3964-98.D
BEING A BY-LAW to amend
By-law No. 2213-78
WHEREAS it is deemed advisable to amend By-law number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows:
1) THAT the zoning category applying to the lands shown in shading on Schedule "A" attached
hereto and forming part of this By-law is hereby amended from "Central Commercial (C2)
Zone" to "Central Commercial (C2-ll) Exception Zone".
2) THAT Section 21 is hereby amended by adding the following as Section 21.13 "Central
Commercial (C2-11) Exception Zone".
21.13.1 Uses Permitted
In accordance with Section 21.1.
21.13.2 Zone Requirements
21.13.2.1 Lot Specifications
In accordance with Section 21.2.1.
21.13.2.2 Siting Specifications
In accordance with Section 21.2.2.
21.13.2.3 Building Specifications
Height (maximum) 3 storeys
Notwithstanding the above, a maximum of 4 storeys shall be permitted provided
that the fourth storey is set back a minimum of 6.10 metres from the main front
of the third storey.
21.13.3 Parking Location
In accordance with Section 21.2.4.
21.13.4 Amenitv Area
Notwithstanding the provisions of Section 7.2, the required amenity area located
interior to the building shall be 95.0 square metres.
21.13.5 Other Provisions
21.13.4.1 Notwithstanding the provisions of Section 6.27.8, the minimum ingress and
egress shall be 2.3 metres. All other provisions of Section 6.27.8 shall apply.
21.13.4.2 The provisions of Section 6.13.5 and 6.13.6 and Section 6.27.6 shall not apply .

3) No part of this By-law will come into force until the provisions of the Planning Act have
been complied with, but subject to such provisions the By-law will take effect from the day
of passing thereof.

Re: Zoning By-law Number 3964-98.0
By-law 3964-98.D has the following purpose and effect:
To amend By-law 2213-78, the Zoning By-law in effect in the Town of Aurora to rezone the subject
lands, being Part of Lots 3, 4 & 5 Plan 68, municipally known as 15207 Yonge Street, from "Central
Commercial (C2) Zone" to "Central Commercial (C2-11) Exception Zone". The amendment is to
permit the construction of a four storey mixed use building with commercial uses on the ground floor
and fourteen apartment units above.

I, Lawrence Allison, hereby certify that the notice for By-law #3964-98. D of the Corporation of
the Town of Aurora, passed by the Council of the Corporation on the 23"' day of July, 1998, was
given on the 5th day of August, 1998, in the manner and form and to the persons prescribed by
Ontario Regulation 199/96, as amended, made by the Lieutenant Governor-in-Council under
subsection (18) of section 34 of The Planning Act (1990). I also certify that the 20 day appeal
period expired on the 25th day of August, 1998, and to this date no notice of appeal of the By-law
has been filed by any person in the office of the Clerk.
