BEING A BY-LAW to adopt Official Plan Amendment No. 24
The Council of the Corporation of the Town of Aurora, under Section 17 (22) of the Planning
Act, RSO 1990 Chapter P. 13 as amended, hereby enacts as follows:
1. Official Plan Amendment No. 24 for the Town of Aurora, consisting of the attached
explanatory text and schedules, is hereby adopted.
2. The Clerk is hereby authorized and directed to make application to the Regional
Municipality of York for approval of Official Plan Amendment No. 24 for the Town
of Aurora .
. 3. This By-law shall come into force and take effect on the day of the final passage
thereof.
READ A FIRST AND SECOND TIME THIS 27'1' DAY OF May, 1998.

PART II -THE AMENDMENT, consisting of the following text and maps
(designated Schedule "A"), constitutes Amendment No. 24 to the
Official Plan for the Town of Aurora.
PART 1-THE PREAMBLE
1.0 INTRODUCTION
This part of the Amendment entitled Part 1 -The Preamble, introduces the Amendment and
describes the context and planning process leading to the document's preparation. It is for
explanatory purposes only and does not form part of the Amendment.
2.0 PURPOSE
The purpose of this amendment is to change the land use designation on the subject lands
shown on Schedule "A" attached hereto and forming part of this amendment from "Historic
Core -Community Commercial Centre" to "Urban Residential" in order to allow for the
development of the lands for a semi-detached unit.
3.0 LOCATION
The subject lands affected by this amendment are located on the east side of Machell Street
north of Wellington Street West and are municipally known as 15 Machell Street. The legal
description is as follows: Lot 4, Plan 36.
4.0 BASIS OF THE AMENDMENT
Council has enacted this amendment on the following basis:
4.1 A redevelopment application has been submitted to the Town to allow for the
construction of a semi-detached unit for the subject lands which are currently vacant.
4.2 The proposal appears to be consistent with the existing residential built fabric of
Machell Street which is made up of a variety of housing forms and styles. This is in
keeping with the Urban Residential policies and provisions of the Aurora Official Plan
which promotes the creation of diversified residential communities containing a broad
range of housing sizes, densities, tenures and prices.
4.3 The redevelopment of the lands will allow for the intensification of urban serviced
land, as promoted by Provincial government initiatives and Aurora Official Plan
objectives (OPA #1, Housing Intensification), providing for a more efficient use of the
existing municipal infrastructure.

PART 2-THE AMENDMENT
1.0 INTRODUCTION
All of this part of the document entitled Part 2 -The Amendment, consisting of the following
text and attached map, designated Schedule "A" ( Land Use Plan), constitutes Amendment
No.24 to the Official Plan for the Town of Aurora.
2.0 DETAILS OF THE AMENDMENT
The Official Plan of the Town of Aurora is hereby amended as follows:
Item (I): The area indicated on Schedule "A" Land Use Plan attached hereto and forming
part of this amendment, being better described as Lot 4, Plan 36 or 15 Machell
Street, is hereby redesignated from "Historic Core-Community Commercial" to
"Urban Residential".
3.0 IMPLEMENTATION AND INTERPRETATION
3.1 The implementation and interpretation of this amendment shall be in accordance shall
· be in accordance with the respective policies of the Aurora Official Plan, and as may be
more specifically set out or implied within the policies contained within the Zoning By-
law, Subdivision and Site Plan Agreements .
